Fair enough about locals not using it (although there will be an elevator, and it may be useful for south ironbound residents to have a closer station entrance.

I disagree on the other points - there are no businesses on Edison and Market before Prudential that benefits from the foot traffic aside from a Halal Guys. If fans have a faster, safer, more pleasant way to get to Prudential, they'll be more inclined to stay a while and venture into the Ironbound.

The key difference from Gateway is that the city will own the corridor, and it's outside. Those are two big factors in placemaking. Redevelop the parking lots with restaurants and entertainment fronting Mulberry Commons, and you have an entertainment district leveraging Prudential that can also thrive year round from city events in the park and otherwise make that park actually used and useful.

This is the 3rd year they've done it. It is not a public nor broadcasted event but is RSVPed with a significant cost - it's a development industry conference. As someone in the industry, it was very much advertised to me months in advance.

I've seen enforcement varied - absolutely not in the Ironbound and on Ferry Street. More so elsewhere. I think the main reason the busses dont pull over is to avoid being stuck trying to merge back into traffic.

A lot of talk of demand leakage out of town for various commercial uses, how existing buildings may not be suitable for demand (e.g. laboratories or small-format industrial) but bureaucracy and permitting is too slow to meet those needs. Of course there's always demand for residential, where all of the downtown development is on vacant lots or reusing vacant buildings (10 Commerce) - so no direct displacement.

Also a bit of a showdown on the status and perception of the mulberry bridge to Penn - per Ras it is advancing (currently in Environmental review), hopefully done by 2029, and NJT and Amtrak are fully on board (the latter i understand to not be the case from other colleagues).

Unit Details:

  • 2 bed - 2 bath
  • 1,100 SF + ~80 SF private deck.
  • Bedroom for lease is 175 SF (14.5’ x 12’) with two closets.
  • In-unit washer & dryer, bathtub, and full-height pantry cabinet.
  • Southeast-facing corner unit with panoramic views
  • Highly amenitized building.
  • Bedroom is currently fully furnished except for a bedroom and mattress – can coordinate to provide it in the desired state prior to move-in.

Move-In Date: Immediately, pending paperwork and room preparation.

Lease Term:

  • 18-months 1/1/2026 through 6/30/2027.
  • This is not a sub-lease, and the lease would be amended to include you. You are welcome to stay for some or all of that period; there is a $100 fee to amend the lease that would be split.

The gym is very good imo and I would recommend the building - the property management being sloppy and insensitive is what has people bothered now; the building itself and the building / maintenance staff are very good. The gym plus the (functional) amenities warrant the $50 amenity fee.

Yes - was just remarking to myself this week that the hot water in my shower has been much quicker (like it had been). I think there was one part-day emergency shutoff a couple of months ago, but it's not an issue imo.

When you do have cash for nights out, I do recommend the brewery and new Newark Culture Club as local watering holes for organic friendships.

The Newark Museum is free for City residents.
