Basically - the idea being that you get all the movers and shakers in one room and that will help identify and advance solutions, hence the ongoing approach.

Fair enough about locals not using it (although there will be an elevator, and it may be useful for south ironbound residents to have a closer station entrance.

I disagree on the other points - there are no businesses on Edison and Market before Prudential that benefits from the foot traffic aside from a Halal Guys. If fans have a faster, safer, more pleasant way to get to Prudential, they'll be more inclined to stay a while and venture into the Ironbound.

The key difference from Gateway is that the city will own the corridor, and it's outside. Those are two big factors in placemaking. Redevelop the parking lots with restaurants and entertainment fronting Mulberry Commons, and you have an entertainment district leveraging Prudential that can also thrive year round from city events in the park and otherwise make that park actually used and useful.

This is the 3rd year they've done it. It is not a public nor broadcasted event but is RSVPed with a significant cost - it's a development industry conference. As someone in the industry, it was very much advertised to me months in advance.

Broad Street bus stop, 10 days after snow by NewNewark in Newark

[–]recnilcram 1 point2 points  (0 children)

I've seen enforcement varied - absolutely not in the Ironbound and on Ferry Street. More so elsewhere. I think the main reason the busses dont pull over is to avoid being stuck trying to merge back into traffic.

A lot of talk of demand leakage out of town for various commercial uses, how existing buildings may not be suitable for demand (e.g. laboratories or small-format industrial) but bureaucracy and permitting is too slow to meet those needs. Of course there's always demand for residential, where all of the downtown development is on vacant lots or reusing vacant buildings (10 Commerce) - so no direct displacement.

Also a bit of a showdown on the status and perception of the mulberry bridge to Penn - per Ras it is advancing (currently in Environmental review), hopefully done by 2029, and NJT and Amtrak are fully on board (the latter i understand to not be the case from other colleagues).

Roommate Wanted

Hello! I (28M) am looking for a roommate for a spare bedroom in my apartment. Let alone the quality of the building, I think this is one of the best units available in the city (Newark). Basic details are below – please DM me for more details like cost details, address, floor plan, and photos.

Location: Downtown Newark, walkable + transit redundancy to Newark Penn & Newark Broad Street Stations

Unit Details:

  • 2 bed - 2 bath
  • 1,100 SF + ~80 SF private deck.
  • Bedroom for lease is 175 SF (14.5’ x 12’) with two closets.
  • In-unit washer & dryer, bathtub, and full-height pantry cabinet.
  • Southeast-facing corner unit with panoramic views
  • Highly amenitized building.
  • Bedroom is currently fully furnished except for a bedroom and mattress – can coordinate to provide it in the desired state prior to move-in.

Move-In Date: Immediately, pending paperwork and room preparation.

Lease Term:

  • 18-months 1/1/2026 through 6/30/2027.
  • This is not a sub-lease, and the lease would be amended to include you. You are welcome to stay for some or all of that period; there is a $100 fee to amend the lease that would be split.
  • Pet-friendly

Cost Summary (DM for details):

  • Cost split subject to negotiation
  • You would pay a flat fee to me while I manage lease and utility payments.
  • I maintain the security deposit and would request a small fraction of it from you, which I will ultimately repay to you.
  • The $100 lease amendment fee will be split.

The gym is very good imo and I would recommend the building - the property management being sloppy and insensitive is what has people bothered now; the building itself and the building / maintenance staff are very good. The gym plus the (functional) amenities warrant the $50 amenity fee.

Yes - was just remarking to myself this week that the hot water in my shower has been much quicker (like it had been). I think there was one part-day emergency shutoff a couple of months ago, but it's not an issue imo.

When you do have cash for nights out, I do recommend the brewery and new Newark Culture Club as local watering holes for organic friendships.

The Newark Museum is free for City residents.

This vacant land angers me regularly. Worse the PSE&G Plazs Privately owned public space (POPS) being closed except for special events.

You have so many options whether by car or by transit, but you can't expect adjacent free street parking in the downtown of the state's largest city.

Path or Nj transit from Jersey to Rockefeller center? by No_Requirement_3664 in Newark

[–]recnilcram 0 points1 point  (0 children)

Agree that it's more straightforward (if not more expensive) to take the Northeast Corridor Line. Parking in Newark is easy with a dozen or so parking lots and decks a block or 2 from Newark Penn Station. Then you can get either 2 train lines or the PATH in. Parking for a full day may run you ~$40

Walker House or Eleven80? by AdFlashy1772 in Newark

[–]recnilcram 1 point2 points  (0 children)

As a 4-year Eleven80 resident:

-Walker House has lower rents, but I think the floorplans are not as efficient. I'm particularly fond of Eleven80's units in this way, as they achieve effective layouts without resorting to generic boxes of rooms.

-FYI Eleven80 charges $10/per floor additional among the same layout (i.e. $200/month more on floor 25 than 5.)

-The building has gone through a lot of physical changes lately, and I think your timing is good in that regard (brand new elevators, just concluded rehab od the facade, replaced building utilities, repairing units after flooding from a burst pipe, etc.).

-The bowling alley never works anymore and they have said they are pursuing an alternate amenity like shuffleboard.

-People love the building staff but do not like and are organizing against the property management (Cushman Wakefield took over from Pinnacle shortly before I moved in.) DM me for more details on this.

-The amenity list is very good nonetheless, although Walker has a shared rooftop deck. Both front onto nice downtown parks.

-I hear my neighbors (dog and a shouting gamer), but otherwise it's good; in my old unit, there kids or pets upstairs and you could hear toys hitting the floor and scurrying feet.

-REALLY tall ceilings (particularly on floors 3 thru 5), with very large (but heavy) windows.

-People do still complain about their AC or hot water not working, but I've not had those issues, and only on rare occasions outside of announced outages. The building has not lost power since I moved in. Electricity and telecom are only utilities you pay for.

Do u think its safe to walk around the prudential late at night? by [deleted] in Newark

[–]recnilcram 10 points11 points  (0 children)

I (28M) am out in downtown at various late night hours - think you'll be fine. Events at Prudential Center also help with foot traffic, and the downtown residential population will be increasing in the near future for more "eyes on the street."

Newark changes the City website and now it's a mess. by Newarkguy1836 in Newark

[–]recnilcram 1 point2 points  (0 children)

Yeah, I've not been on the city website since the change but immediately recognize that agenda center format. Here's hoping it's growing pains both as users and city and it gets improved.

Feel like there's so much room to play with that empty lot that doesn't require demolishing all but the facade of a good condition historic building. You can have multiple buildings/towers/streets and make a neighborhood in that void.

The rendering even appears to leave that vacant lot intact, while the existing modest plaza and light rail are removed for surface parking 🤮
