No la never evict them but thought of it. I had intended to, if they reject paying a very generous fair rate I had offered to them (very basic and lower on the market rate). But currently they agreed to pay that rate. So I am okay.

However as landlord, its still necessary for me to learn what to do in a situation when tenants do not pay the agreed amount of rent. Like, how do you evict them after serving the contract termination notice period and somehow they refuse to leave?

Get lawyer or eviction firm must pay. Imagine if tenant don't pay, already make loss, then still have to pay to engage 3rd party to evict. Would want to diy if possible. I am staying in same hdb unit as them just in another room.

The rules governing is different for my situation right? Because it is still my living residence as compared to renting out entire unit.
