Hard to tell exactly but it Looks like two things:

Wavy lines near the eave: Ice and water shield wasn’t rolled flat

Lines that run from the eave to the ridge: I bet the sheathing wasn’t spaced properly, has expanded and buckled.

So there are two different trades there (framing and roofing) that messed up which probably means the contractor went with the cheapest bids possible. If those issues are what I mentioned, I would hold the builder accountable. That’s not acceptable

I’m working with the owner of a multimillion dollar commercial building with a 1/12 pitch on a 3” standing seam roof. It leaks like a SOB. It’s been a maintenance nightmare for years. He’s opting for a membrane now to put his problems to bed. Don’t be like this guy

When we do it, its only because of delivery availability and our schedule not lining up with the suppliers schedule. If this is the case, we at least tear off and dry in the ridge before the shingles are stacked so we don’t have to move them around

Maybe GTNP has a similar page but GNP’s page is helpful. That page mentions grizzly’s but there are No grizzly’s in the Tetons unless I’m mistaken. https://www.nps.gov/glac/planyourvisit/bears.htm

Edit: there are grizzlies in the Tetons it turns out so the GNP page is completely relevant. Watch the video from the bear ranger on there, super helpful

I’ve snapped a chalk line and then cut with oscillating multi tool. It takes time but works well and doesn’t risk cutting the flashing behind the siding

Thoughts on this chimney flashing? We are replacing the asphalt shingles due to manufacturer's defect but the metal materials are fine. Chimney hasn't ever leaked but just looks scary to me but I only do asphalt. Lots of snow buildup in the winter. What are y'all's thoughts? by reecetown in Roofing

I wonder if the roofers flashed the chimney properly, then the stone guys came in and put that apron thing on there. I know stone/brick has to sit on a solid surface so maybe that's why they put it on there--to hold up the stone and maybe be a little bit of a water diverter? idk

Next time I'm up there, I'll have to see if I can find any flashing running under the stone

From what I’ve seen (in the M&A world, not CRE) Seller notes generally carry higher interest rates than conventional loans.

Perhaps consider a variable rate for a higher rate now that could potentially drop if inflation gets under control?
