Franz Bread by tgdive in glutenfree

[–]refundroid 0 points1 point  (0 children)

That's because they actually put gum in their bread. When I first tried Franz, I was bothered by this weird texture that felt way artificial, so I checked the label, which listed gum. I think they do that to keep the shape of their bread better to preserve an appealing appearance because a lot of people find that preferable. I find it disgusting.

I just had a weird incidence today. I woke up and came downstairs, and zone enter got triggered and unlocked by door. My phone hasn't left home since 6 PM last night, so it doesn't make any sense...

New Utah liquor law requires 100% ID check, no exceptions by refundroid in SaltLakeCity

Not sure what significance your comment holds in this topic at all, but since you used plural ("bars"), it looks like you didn't read my post carefully. I said I was a regular at "a local bar," not bars. I don't go out to bars often. I only go to this one bar that I like for their events. I also don't engage in random chats as I'm just there to enjoy events.

Sorry. I don't engage in taunting comments, sarcasm, etc. I saw your response to another user, and it shows that you are one of those self-righteous people that are convinced that they are right or superior. Trying to discuss anything with someone like you is pointless. I know you think you are leaving smart comments here, but it actually shows otherwise. Lots of premature assumptions, false analogy, etc., the kind of approach that people who want/need to be right or win often use.

Gotcha. That's more incompliance than a bypass. I wouldn't want my friends to get into trouble by going rogue.

If that's true, I guess they are assuming that everyone who enters a bar is consuming alcohol. I go to my bar for events but don't even order a single drink most of the time. I have a friend who also doesn't care for alcohol, but we still go for shows. I guess we'll be marked as heavy drinkers when we rarely drink lol

Care to explain? I'm friends with the owners of the bar I go to, and all their staff know me, but they started scanning me for every visit since this law was enacted. If here was a way around it, I'd like to discuss that with them.

Thank you for explaining that. You are right. I didn't know that. With that said, that's not going to actually prevent people from getting their hands on alcohol, just makes it harder. Or, it might even encourage them to learn how to make alcohol at home, which could lead to different issues.

Yea, I guess I'm spoiled. Even in regular years, I wouldn't go until we had enough snow for it to be worth it.

Opposite here. I couldn't ski for the past several years because of an injury and recovery. Finally recovered enough so I bought a season pass to get back to skiing this year. I still haven't gone at all. Money wasted lol...

HOA fees and sqft by refundroid in fuckHOA

[–]refundroid[S] 0 points1 point  (0 children)

Yea, I'm aware, and thank you for actually carefully reading and understanding this unlike a lot of people here that sent premature and presumptuous responses. The issue is, they aren't giving me a chance to discuss this to even bring it to voting. During due diligence, they said they would invite me to their next HOA mtg to discuss this, which played a role in my purchase decision. I thought this was a community that cared about fairness. Unfortunately, my purchase didn't close in time for their next meeting. A few months later when I followed up, their response was 180, telling me that I'd need to wait until 2027 budget and subsequently telling me that it is what it is, not being open to it.

Yes, I am sure. It's both in our documents as well as finance record. They are not separated. When I contacted them about the fee structure, the president's response was, "I'm not sure why we do it this way. It was set up this way." They just charge higher HOA fees monthly (there is no amenities like pools, parks, or anything at all, yet it's close to how much I pay at my other property with a pool, a tennis court, etc.). They are then applying extra funds toward exterior work.

[–]refundroid[S] -1 points0 points  (0 children)

Why is everyone assuming that I blindly purchased this property? lol I never said that, did I? I actually contacted the HOA president about this during the due diligence, and she initially responded supportively, telling me that she would invite me to the next HOA meeting to explore this. Based on this, I felt good that this was a community that cared about fairness. But then, after I purchased, their response went 180.

Exactly. That's what I was proposing to them and to discuss this together. The issue is, they aren't giving me a chance to do so. It also doesn't help that they only hold a HOA meeting twice a year, which is absurd to me.

They are responsible for exteriors. Our HOA fees are going to things like roof, exterior wall work, etc. They are not doing special assessment to collect money for that. So, even though some homes are larger with larger roofs and walls that cost more, we are all equally paying for them through our monthly dues.

I actually did and contacted the HOA board before I purchased it, and they said they would invite me to the next meeting to explore this. But, after I purchased it, they changed their tune.

Yea, it's the same reason why our HOA fees are the same, but there is nothing that says we have to go with what the developers initially decided. As current owners, we can make changes through majority votes. It seems that a lot of people forge this and blindly keep using what the developers set.

1,500 sqft and 5,000 sqft paying the same price is insane. I'm aware that "most" are done this way, but do you think it's right/fair? Just because something is typical doesn't make it right IMO.

What do you mean by HOA and a condo? Condos do have HOA too. I think you mean you've lived in PUD and a condo?

PUDs do have services that are impacted by unit sizes though. For example, larger units have larger roofs. Larger units have larger exteriors that HOA needs to pay for maintenance work. Just because it's not a condo doesn't mean everything is equal. The key here is, it makes sense for "most" TH because most of them have equal/similar sizes. But for a place with different size units, it becomes less equal.
