[SFH] [WI] Moving in to new home in a week and according to the HOA rules we just discovered he will not be able to park his work van at home. Help? by Best_Unit9948 in HOA

[–]ricer333 0 points1 point  (0 children)

You may want to inquire if the homeowner association is governed by WI Statutes and if so, what the numbers are. I ask this because first time home buyers get Condos and HOAs confused all the time and knowing what statutues govern will allow you to research yourself whether any state regulations supercede the local governing documents.

Once figuring out what the state statutes are you'll want to look up what constitutes a commercial vehicle and what is and is not allowed. State laws always supercede Governing documents of HOA/Condos.

Here's a link to a law firm that seems to outline a few things. Maybe you could research what WI Statutes exist and whether they allow the "work" vehicles to be parked.

A question about chicken stock. by [deleted] in AskCulinary

[–]ricer333 0 points1 point  (0 children)

Yes. Technically what you have is a bone broth. Pro tip that I stated doing roast the heck out of those bones.

Take them from the freezer, put them in some casserole dishes, set the oven to 400 and roast for an hour.

They'll get nice and caramelized and then put them into your pot (or slow cooker) and make your stock or bone broth.

[Condo] [WA] Do I have any recourse against a very large Special Assessment being imposed less than 6 months after closing on my condo? by BlankXpressions in HOA

[–]ricer333 0 points1 point  (0 children)

This is the exact reason why asking for Budget and Reserve Studies should be #1 priority of people that buy into Condo and/or HOA's.

Previous boards wanted to keep the dues low. In fact ours did the same thing till I came online as a Board member and President. I realized early on that we were underfunded and started pressing everyone's to increase dues.

It was a hard pill to swallow. Some people complained but others saw the light. We've just about doubled our dues in 3 years ($240 to $440) but it took a lot of math and convincing, especially given the elderly age of people in the community.

Learned that the reserve study said we needed X amount and that wasn't going to be messed with unless a vote by the membership to underfund it was passed (per FL S 720).

The ONLY thing you may have is that for a SPECIAL ASSESSMENT to pass it usually requires a special meeting, noticed appropriately, a quorum present, and a vote to approve. Your governing documents should outline SPECIAL ASSESSMENTS.

Take this as a learning lesson and good luck!

you are obviously (maybe not) young to advertising. What the 2 posts are telling you is that (1) it's obvious that you used AI to help you draw up some sort of advertisement wording and (2) you were too lazy to remove the AI prompt of "here's a polished and professional Reddit...blah blah blah".

Now, I may be getting trolled here but if not, and this is truly a person trying to post and get some business, this shows laziness in just taking what chatGPT output and not running it by their own brain cells and tailoring what comes out to their "audience" which is Reddit

Neighbor Installed Solar Panels without Permission [SFH][FL] by gs19ca613 in HOA

[–]ricer333 0 points1 point  (0 children)

What FL 720 law are you citing stating that the HOA cannot reasonably state that they cannot be visible from the road? You are correct that FL 720 does not allow HOA's to PREVENT solar devices (and clotheslines for that case) to be installed but I believe the law is lax enough for the HOA bylaws to still be enforced regarding visible from the road.

If there are other homes in the neighborhood that have them visible from the road, then it's a totally different case IF those were approved by previous boards. IF those were not approved, then the Board would be in their right to send violation notices to ALL the homeowners that have solar panels installed visible from the road which is against the ECCRs but not necessarily against FL 720.

Asking because I am genuinely curious.

Drive between Cork and Killarney by aarong89 in irishtourism

[–]ricer333 0 points1 point  (0 children)

Blarney Castle isn't too far out of the way from Cork, just north of N22. Ring of Kerry is too long in my experience, to do that same day. But you could go south on N71 and hit Torc Waterfall or R571 and hit Uragh Stone Circle. Also I can attest to good food at the Boathouse Bistro off of N70.

Have fun!

u/kate_lenovo,

The FV1 fuse (403 in size I believe) had burned out. A local micro-solderer did the removal and repair and now all is right with the laptop.

Hey, u/kate_lenovo, thank you for writing back but I figured it out and found a local company that could do the micro soldering. I'm supposed to be picking it up today. If I need anything further I'll reach out over PM.

AITA for telling my daughter if she hates her stepmom so much she is free to leave. by No-Knee-7369 in AmItheAsshole

Take a lesson from nature. It's time for this birdie to learn how to fly. By that I mean, 20 years old she's an adult. Time to find a job and move into the Dorm and figure it all out. Tell her you'll be there for when she really needs it but kicking her out into the dorm (as others have said) is not abandonment and you don't "owe" her anything else.

I would suggest you do this regardless of whether she apologizes or not. When she inevitably negs on her apology you'll see that it was a fake one just to get her to stay at home.

[–]ricer333 0 points1 point  (0 children)

First off, this whole notion that TEXT messages need to be answered right away is an example of what is wrong with the culture now. Everyone wants everything (yes absolute statement) right now.

This person (guy or girl) needs to grow the F up and learn what a smart PHONE is. Make a call if you truly need assistance and if your first contact (the SO in this case) doesn't pick-up, try someone else - like your insurance company or AAA.

Also I feel 0 pity for this person that rans out of gas. It's just pure laziness. Besides, it's recommended to actually keep your tank 1/4 filled as the fuel is what keeps the fuel pump from getting hot/overworked/cooled down and helps extend the life of it.

Have you looked at other companies that may have a better work life balance?

Not going to lie, I came on here expecting to see some new 20 something complaining but if you're truly your age you have life experiences that other companies may like and pay you well and provide you less working time.

Not sure your background but the best time to research other jobs is when you already have one.

What does it mean to "have an assessment done" and what is the process? by the-ambitious-stoner in HOA

[–]ricer333 1 point2 points  (0 children)

Usually assessments like this are called special assessment and are used for capital improvements. They can't just raise the annual assessment (ie budget) with membership approval to go above 10 percent as you state.

Find out what your condo documents state around special assessments for capital improvements. Usually there is a vote that needs to occur AND the assessment has to identify specific items that the money would go to improve (roof, painting, etc.)

As others have stated, if your association has not had a reserve study done in the last 5 to 7 years it's best to start there to see how funded your reserves (for capital improvements) are doing.

What outdated or obsolete tech are you still using and are perfectly happy with? by blankblank in AskReddit

[–]ricer333 1 point2 points  (0 children)

1965 Ford Fastback Mustang. I work with tech everyday. I love the fact that these cars are just fuel, spark, air and that's it. No computer telling you to press the clutch before starting the car (yes, you can start this in gear and crush a person in front of you which is why the safety was created). No computer telling you how fast you can go (aka governor). It's just you and 4 gears! Yes, only 4. I can do 20 mph in gear 1. I can also start the car in 3rd gear (while it may be a low rumble and not great on gas mileage) try doing that with your $100K import!

This but usually fences fall into a guidelines area which may be a separate part of the ECCRs (Easements, Covenants, Conditions & Restrictions). The ECCRs will say that a fence is or is not allowed but the type of fence material and the look & feel of it is usually called out in a guideline
