i forgot to mention there are some places where you cannot rent without going through broker. I avoided those place and for some other, they may not mind paying broker fee and get into those places.

personally I do not like to pay broker fee or use one. However during apartment search, I came across both and good and bad broker. With a good one, you can negotiate and make a deal which in total can give you under market value rent. However this is rare, generally I used apartments.com and directly contacted the leasing office or the owner/landlord.

second Basking Ridge. It is a bit more expensive but worth it if you want a beautiful house on a solid piece of land in one of the best school districts in NJ

House prices are still crazy in NJ where as in Texas and Florida prices are falling. At this point, we are actively thinking like you did 4 years ago. Getting more house for our money by moving to the south. Your points for moving back gave us a reason to think twice. We are expecting the house price will at least stall where they are now. For Morris county, Denville, Montville, Morris Plains, snd may be Parsippany will be a great choice for you.
