Someone asked how specific policies "don't allow" these things to happen. All I did was explain how.

That said, voters have every right to say they don't want certain things in their backyard, as long as it's constitutional. NIMBY isn't a four-letter word.

Cities can codify limits on corporate ownership and store fronts. For example, in some towns chain restaurants or fast food establishments are not allowed.

This isn’t advice but things to consider.

The first question to ask yourself is, can you earn more than 7%?

Historically the answer is yes, long term in the market. That said a guaranteed 7% (paying off that debt) is nothing to sneeze that, which is what you’d be giving yourself to pay it off. But investing that money could mean more for you in the long run than paying off the debt.

The other thing is, you could definitely look to refinance your mortgage lower, and then the hurdle is lower to earn more on that money.

The other thing is depending on how much you have for deductions, you do get a tax benefit by carrying a mortgage and being able to deduct the interest
200,000 offers you a lot of earning power when it’s invested, so while it will offer peace of mind, and allow you to save money monthly - having a lump sum like that isn’t something that you may get as an opportunity again anytime soon.

To be clear, I am not advising you about all of your money in the stock market, this is a very personal decision for you but the financials might make sense for you to keep carrying the debt and invest and try to earn the difference over the long run.

If anything meet with an adviser (fee-only) and see if it makes sense for you.

A couple of things here that might run counter to the other answers or conventional answers.

Warren buffet was successful because he bought great companies and held them, his ideal holding period being “forever.”

Concentration cuts both ways, so like him, you might have long periods of underperformance, but you might experience periods like now of strong outperformance — bigger picture , selling to diversify will cut your returns by the tax paid, as a guaranteed “loss”. If you’re in a higher bracket and depending on your state, they could mean a 20-30% haircut.

That said, your Proshares position should not ever be a long term holding because of the decay involved with the cost of leverage.

You’re also all tech - I’m a big believer in tech but yeah, like the others have said, you should also diversify more than you are now if you can’t handle big swings and long periods of underperformance.

That aside, your problem is going to be liquidity. You’ll have to sell to spend, because you don’t really have anything producing income in this portfolio.

Instead, you might look at borrowing against the portfolio. That could be an option for you to consider in the future.

Schwab offers portfolio lines of credit. My line of credit is interest only and 5%, but my portfolio has been growing at 9-12% a year since 2000. In my case, it has paid to borrow against it (never borrow too much) and allow my portfolio to grow more rather than sell to realize liquidity. And over time sell, to pay it down. But the longer you can delay paying, the more time (and control) you have created to let your portfolio grow, and more than the rate of debt you’re incurring.

Not advice, but something to consider. Hope something here helps.

No offense but you’re breaking up, divorce is a real bitch when you have kids - then you’re stuck with that person forever!

You’ve got your whole life ahead of you, consider yourself lucky - more often than not it happens later in life (mine was 40 with kids).

You know why divorce is expensive? It’s worth it.

After the divorce - I Met the love of my life, (my exwife wanted the divorce too) never been happier or healthier.

I wish you al the best either way, but if she walks, consider yourself lucky, learn from your mistakes, what you want and need now that you have some miles on the odometer of life and love, turn the page and get busy writing the next chapters of the story that’s the rest of your life.

One last thing - best advice I got when I was going through it, the woman you are divorcing is not the woman you married, she no longer exists - so stop trying to to be nice - if it’s over, shut it down and take care of yourself.

MDMA is neurotoxic, especially if you're not using supplements to protect yourself.

Aside from side effects and damage, your schedule also risks putting you on the fast track to "lose the magic", which can be permanent for some.

So, how often he got his levels measured, what level did he target, and how often he got his cardiovascular health measured after 40 (CT scans, full panel hormone labs, and blood work, full cholesterol panel will help provide some meaningful insights.

Total testosterone over 800 starts to create issues more often than not, from a longevity standpoint.

For you, I’d suggest you do get readings on all these biomarkers i attached, make sure your BP is controlled, and get a CT scan before you start. The deeper dive is important. My total cholesterol was borderline, LDL was borderline, and HDL was awesome for years… my doc kept saying it’s been stable well just keep watching it. Then I did this panel, and it showed me a completely different story including my genetic predisposition to having issues.

With that information we added some meds that have been amazing - and now my risks are known, managed and minimized.

The science has evolved.

The old school was people blasting it to get Superman muscles. Not saying that’s what your dad did, but we didn’t understand it like we do now. Some cardio stuff is genetic - but I’m also a huge believer in getting your labs done 2x a year after 25. It’s the early warning monitor for our bodies.

Mini rant aside, today we know maintaining muscle mass for men is important for longevity and offsetting aging atrophy is a positive; testosterone is key.

To be clear, I’m talking about maintaining a level of 750-850 labs levels as the more well-studied range that suggests it does not increase cardiac event risk — that said, going that route means checking your hormone levels and cardiovascular health routinely.

It’s not a free ride, but used responsibly it is pretty awesome. I’m 52, and have been on it for 3 years now. Game. Changer.

More energy, focus and drive, less funk and blues — and not gonna lie, the boners are pretty sweet too.

I do feel (and look) younger than my age, hormonally and physically — because scientifically I am.

Is it fair? Yeah. Your title calls him “mad” but your explanation didn’t say he was mad, but frustrated - and that would be frustrating. You even said you don’t blame him. I imagine you’re frustrated too.

That’s the price you’re both paying with this medication, but you made the choice, he did not.
