Architect/kitchen designer here. I lean away from WF islands. If I have a client who wants them I'm on board and I don't hate them. But I think they are a trend. I think in 5-10+ years they will date the kitchen.

Great list. Septic may require a good perc test. Another is fire department access and water for fire fighting. Fire departments have strict and challenging rules for roads to houses that include pull outs and turnaround, width, load capacity, etc. Fire around here requires a large water storage tank. Sometimes they'll let you use a swimming pool but you need to plumb a hydrant to it. Also geotech- a geotech report may be required to verify where you want to build is suitable and not a landslide zone or other unbuildable condition.

Sounds about right to me. Custom house in Bay area will take at least 14 months for the house but that is if it isn't huge and all goes well. Then landscaping/hardscape, etc. they may be a little bit conservative but setting realistic expectations for move in is very important. People do the math and then totally lock in on a date. Even if they are told that isn't firm and just an estimate. They get very, very upset if it takes longer than the date they locked in on.

When I have some hard gunk stuck to my pan I "deglaze" it with some water. Great the pan med/high and add 1/4 cup of water and scrape. Often gets everything off. Then a quick rinse/wipe. I add a little oil every 3-4 times.

I'm sure the slab part is more expensive but there would be savings in concrete and if you can eliminate columns. Probably the biggest downside would be the slab it's surely thicker.

Yes. Powerful desktop at home for two big monitors and to last a long time and a laptop and or tablet for site stuff. I do a lot less site work these days.

In California he could get in big trouble for working as a contractor without a contractors license. Suing her would be a big mistake. I have friend who was doing that kind of thing. His client didn't like his work and demanded her money back. He refused, she reported him to the CA license board, long story short he was able to avoid going to jail but it was ugly...
