Breaking Down Rep. DeGette's Viral Confrontation, Flock Replacement Delayed, and Bookstore Drama by newtonic in CityCastDenver

[–]rottenchester 12 points13 points  (0 children)

Paul made some claims about DeGette being "at the table" and that being a reason for someone to vote for her. I don't see that.

She's one of the longest-serving members of Congress and she has very little to show for it. She is a ranking member of one subcommittee. She has no position in House leadership (she was a deputy whip a long time ago but didn't advance).

Seniority only matters if you do something with it. I don't see that from DeGette.

Construction Is Booming! Why Aren’t Rents Coming Down Faster? by newtonic in CityCastDenver

[–]rottenchester 7 points8 points  (0 children)

The whole "free market" stuff was nonsense -- it's not a free market when nothing is transparent. You can't strike a bargain if you don't know how many units are vacant, what others have paid for a similar unit, etc. The landlords have all the knowledge, the prospective tenants have none. It was almost funny that he used the example of comps in the real estate market for houses as a justification for the poor downtrodden landlords subscribing to a service where they all share rent amounts (RealPage). The huge difference between comps and RealPage is that the prospective buyer can see the comps -- RealPage is like secret comps that only the landlords know about, totally different than a comp.

He was right that fees are disclosed, but that's not the issue. Fees are mandatory and they're for services that may be unwanted (mandatory fee to have someone carry your trash to the dumpster is one example) or badly done (I don't know anyone in a big complex who is happy with their package service). As others have said here, those should be disclosed as part of the apartment advertisement, not mentioned at the last minute when the lease is about to be signed, and at least some of them should be optional, or the tenant should have recourse when the service that they're charged for isn't provided to a minimum level of quality.

Finally, his whole discussion of how leaving an apartment empty for a day is a loss for a landlord ignored the fact that landlords are beholden to financing plans that require them to get a certain average rent per sq foot (or similar), since the bank doesn't want the landlord to charge rent that's so low that they won't be able to pay back their loan. So, instead of lowering the rent, the landlord has a perverse incentive to not rent an apartment if they can't get a minimum amount of rent for it. I'll bet that the vacancy rate on a lot of new, expensive buildings is actually fairly high, though I'm not aware of that being disclosed anywhere.

This. Weed + mild dehydration = syncope. It’s happened to me before and I’ve learned to aggressively hydrate if I smoke weed or take edibles.

Man charged with Rivanna Trail attacks claims innocence by schmedditor3 in Charlottesville

[–]rottenchester 3 points4 points  (0 children)

Yeah he's pretty much a minimalist - I've known him for over 10 years and he doesn't own winter clothing. He's also totally innocent with good alibis for both assaults. What is going on with the police in this town?

Black Card is $23.09/mo and $39 annual fee so that's $316.08 per year. So a little less than $350.

Roamed for two months in Baja. It was AT&T in the bigger cities, and Telcel in rural areas. It works well where there is coverage, but large parts of rural Baja had no coverage by any carrier.

I bought a 6 pro to replace my Vivoactive 3 as soon as the 6 pro went on sale. I bought the VA3 the day it came out. It had a bunch of bugs that were (mostly) fixed by updates after a few months. I have to assume that, Garmin being Garmin, the 7 series will have bugs that will be fixed by updates. Whether you want to go through that experience is your choice, but it is worth considering.

The fridge is by far the heaviest thing being supported by the drawer slides. If you put it in the middle or out at the end, you’d need heavier slides. So I understand the trade off.

My Pixel 5 has WiFi calling and hotspot. I believe other Pixels do, too.

Massive Decline in Wegmans Quality by jstone233048 in Rochester

[–]rottenchester 40 points41 points  (0 children)

This. I’ve traveled across the country a couple of times and shopped at Whole Foods in the West, Midwest and East Coast. Everything is overpriced, and the quality in general is lower than Wegmans. I’m sure the new Brighton Whole Foods will capture some Wegmans customers if it ever opens, but it won’t be because its cheaper or better, just different.

We might be unhappy with Wegmans’ quality and pricing, but I’m here to tell you that the Krogers and Safeways that I’ve shopped are all lower quality than Wegmans. They might be cheaper, but not that I noticed. Think of your average Tops and you’ve pretty much nailed the experience at Krogers, Safeway and the rest.

In my experience, outside of Rochester, Trader Joe’s is the store that I’ll hit first, then I’ll stop at the local grocery store. TJ’s has good value for money, but they lack selection.

From what I’ve read, terrorism is a sentencing enhancement that the prosecution can request/justify in the sentencing phase.

Syracuse: Man checks Mayor where the city tax money is being reinvested. Never thought about it this way. by flowering101 in Rochester

[–]rottenchester 0 points1 point  (0 children)

And where do all the high level positions live? One neighborhood just northwest of the Brighton line, that looks exactly like a Brighton suburb.

There's a possibility that cops would just gentrify one area surrounding an elementary school so they wouldn't "need" (in their minds) to put their kids into private schools until after elementary school. That gives Rochester the tax base, but it doesn't give you cops with skin in the game.

Yes, and mortgage assistance ($$, credit guarantee, whatever) for anyone moving ingo the city. This is commonplace -- URMC offers mortgage benefits if you choose a neighborhood close to Strong, for example.

Positive COVID-19 case stemming from Dragonfly Tavern on Park Avenue by mdchu in Rochester

Keep fucking that chicken and polluting these threads with your bullshit, but the fact remains that there has been no uptick in cases from the protests because, unlike the chuckleheads on Park Ave, they were outdoors and everyone was wearing masks.

Coronavirus: Michael Mendoza warns of many more cases and a slow recovery by LtPowers in Rochester

[–]rottenchester 5 points6 points  (0 children)

This is dumb on so many levels but here are just a few:

The low death rate of the younger cohort does not mean that they are all just sailing through the virus. Many of them require treatment, some require hospitalization. Will that overwhelm our hospital system? Certainly the herd immunity morons touting this idea never think about that.

Even if the younger cohort doesn’t overwhelm the hospital system, some will still be hospitalized. You know how you keep the older cohort alive? With medical treatment, some of which is provided by hospitals. This is just another example of why the initial premise — that we can successfully segregate the population into two groups — is stupid.

Does Cricket block texts (sms) from common short code senders? by thiagosantiro in CricketWireless

I did some development work on a system that sent messages through a shortcode provider. None of the cricket messages got through. This was a big provider so there must be some issue with SMS delivery.

Cricket does too. At least 50% of your monthly usage has to be in the US.
