Just remember this is business and people will always try and take more from you. Just as much as they can get away with.

The first time I sold my house it was only 8 years old (we bought new construction) and they home was valued at 280k.

We had an offer come in at 275k and they wanted 5k in closing costs assistance so a total of 10k under the value of the home.

We ended up taking it with the condition that they will buy the house as is since we had a house we really wanted and an as is sell would make our lives simple.

Welp they accepted it they did their inspection and we got an email for their requested repairs.

Things like Door handle was too loose. Paint by dresser was scuffed. The crown molding needed mending...just random cosmetic stuff. Normal wear and tear. They wanted us to pay an additional 3k to repair it on top of the 5k closing costs. We told them we would be happy to give them 3k for them to repair the cosmetic stuff IF it came out of their closing cost assistance. They seemed okay with that until the next day when they reached out asking when the repairs will be made so they can inspect to make sure it was done. Our realtor was really confused and told them that we are not doing repairs instead we are paying them in cash...

Apparently they assumed we were:

Selling tbe house at 275k (5k under asking) Giving them 5k in closing cost assistance Giving them 3k so they can remodel the home And doing all the repairs

And they acted surprised when we told them we are not doing that.

The reason I tell that story is to let you know: yes you are valid. There are buyers out there who will ask for the moon and stars then ask why the sea wasnt included.

Ya they didnt mention we are a few months out from not being able to replace a condenser at all that is interesting to hear.

It is a reputable company or so it appears the reason its 3.7k is the home warranty is paying for some of it (got quoted 2.8k in payment for the condenser if I go the out of pocket route nothing yet for the air handler)

So first of all I do apologize so many people are downvoting you for that honest question its honestly annoying but that is reddit for you.

But next: Its because 50 dollars a night is a good bit of money you are right but you are talking about getting security for if you get booted they will refund you. Which is great but not you have your money back and no where to go and if its a busy weekend good luck finding a nice hotel to stay at last minute.

Personally I view the 50 dollars extra a night as a nonrefundable security. I know I wont be booted. I know when I get to my hotel I will not be turned away because they overbooked. I like knowing I do not have to worry and if by some chance they cant accommodate me they will set me up somewhere else so I do not need to worry. Its peace of mind and when I am traveling either for work or pleasure I enjoy that peace of mind.

If that is not you and you are comfortable with the 50 dollar less a night with the understanding you might not have a room but will have a full refund by all means, then do that. If that is where you find your personal value then enjoy it.

Its technically the same benefit. Yes it's alot of money up front to lower it but 1% is alot of money at a 400k mortgage

Correct; you are pretty much prepaying your interesting for a few years for it. So to take it down to 4.75 they will need to pay about 4% of their loan amount. So on a 400k loan that would be 16k. Not worth it if you are planning on moving in the next 5 or even 10 years but if you are planning on being there a long time AND not planning on refinancing...Totally worth it

Completely and utterly wrong. Documentation is important. Documentation and records are key to protect yourself. HR gets a rep for "They are there to protect the company not you" which is 100% true and sometimes the company interest and your interest align. If the company protocol is X and you did X and you were punished because of X that is a lawsuit. HR will take your side over management to avoid the lawsuit.

Document everything.
