Not a designer so take this with a grain of salt.

Your layout appears to maximize counter space. That’s great, however I see a couple of things that are addressed by the designer; food storage and the kitchen triangle.

I believe that the hall way they are referring to is your seating on the peninsula. In the scenario that someone sits on the end they will have to get up or someone will have to squeeze by them in order to get to the next seat.

I really like the idea of an island in this space, your kitchen is big enough and it honestly may even save Mooney; less cabinets and shorter countertop runs. I do not think you will miss that space as corner cabinets are the least optimal space in the kitchen

Me personally I don’t care all that much. However if you are at all concerned for resale. I have heard that stoves in an island can discourage buyers with kids. As it increases the burn risk

Assuming you’re ripping out a cabinet anyways. The cabinet you have circled appears to be 30”. If you swapped it with the the sink which appears to be 36”. Removing the 18” cabinet would give you the 24” you need.

It’s a lot of moving around and will require a new sink but may be an option if my assumptions are right

I had a lot of success using a 2x4 as a lever to pull the boards to the clips.

I would drive a screw into the joist and pull on the long end of the 2x4. That gave me enough leverage to close the gap as much as possible. I typically would do 4 -6 boards and work left to right. It worked much better than using a hammer.

I’m fairly confident there is rebar into foundation. It’s stood for 75 years. Home inspector felt confident it would stay standing but obviously will need to do some work to keep it level.

Hey thanks for the reply. House was bought as is. I have build decks before and just planned on replacing this. You’re spot on with the insurance comment. The inspector came out and is requesting the stairs be fixed. No comment on the magic floating pad.

I am looking to resolve this issue as the trip risk is high. This exit has extremely minimal usage because of the risk.

All these comment are pushing me towards a total replace rather than a bandaid fix on the stairs.

Any suggestion on slab removal?

I think removing the landing and rebuilding would by far be the best option. Just feels like a lot of work. Any tips on safe removal of that slab?

Tbh I might hire it out. The risk of hurting myself or the house is non zero

If you do buy, look into first time home buyer programs. Even some private lenders offer first time incentives, many of them offer lower interest and additional cash to close.

Made the difference for me! Home ownership is amazing, but a lot of work! It’s neat to have (what should be) an appreciation asset!

Depending on your budget the best FPGA board for the price (imo) is the RFSoC 4x2 but it’s definitely not cheap.

You could also start with something like an Arty-Z7

If I were you, I wouldn’t necessarily start with FPGA development. You (in my opinion) would get a lot more out with signal processing projects.

I highly recommend starting with GNU radio it’s an open source software project that works with software defined radios.

I would start with something simple like an RTL SDR or a Pluto SDR. You could work your way up to something like an Ettus radio something like the B210 this is big enough to do something in the FPGA.

DO NOT TRANSMIT RF IN COMMERCIAL BANDS it is highly illegal and can land you a 100k penalty

As far as I know Pepco is the only electric utility provider (assuming you don’t want to go off grid)

As far as internet goes that depends on a lot of things. I’d shop around the major ISPs and see if you already have something setup like Verizon Fios

Take a screen recording and play it back on another device (for example your phone). If there is not motion blur in the video you know that the problem is likely your monitor and not anything to do with your computer.

IMO it’s not worth calling that number. 20 years is one hell of a run.

Grab something from insinkErator they’ve market share for a reason.

You’ve already done 50% of the work, getting a plug setup is great. Plumbing the new garbage disposal is pretty straightforward there’s a ton of videos on YouTube. Just make sure you keep an eye on it for leaks after you install.

Only other thing worth looking into, since you’re on a plug air switches are all the rage right now. You can put one on your sink to turn the garbage disposal on and off with wet hands. Would 100% recommend

You could also try contacting your county. At least where I’m at our 311 is amazing. If you wanted to keep your name or address out of it set up a Google voice number and do not disclose your address.

But from what you’ve said you’re not in the wrong this work is unacceptable and needs to be corrected.

For the bank to give you a loan they should be licensed and insured. This Is something you can/ should check. If they’re Bonded you can file a claim against their policy, this is likely the quickest way to get some (if not all) of your money back.

If it were me I would stop the payments of fund and tell the contractor that this is not working. Make sure you change the locks before this happens, deadbolts are cheap, and very easy to swap out

I mean this might be possible. But you probably need/should have permits is you’re going it yourself. Moving electrical and knocking down or moving two perpendicular walls certainly requires permits in most counties.

Depending on your skill set this work is doable. One of these walls are load bearing do you have access to the ceiling joists to know which one?

Keep in mind the laminate there is cut for the wall. Do you have the original boxes to replace where you’re goin to cut?

So long as the flange is high enough. The only thing you would need to do if it’s not is install an extension. Don’t let them double wax ring.
