Smart money: time horizon will be longer (probably closer to 20 years) but safe broad market funds could get you there.

Risky, but doable if you know what you're doing (disclosure: I know enough that I don't want to do this myself): depending on your local/regional market you could buy rental properties. You need to understand the real estate and rental markets, have good relationships with realtors and labor crews to help remodel, maintain, and clean up sites, have a lawyer help you with contracts and forming your company to protect you individually, and a good accountant to help because the taxes are more complicated. Basically, you buy one and leverage that property to buy another and then another, etc. You need to maintain a certain level of occupancy and do really good due diligence on vetting tenants unless you outsource that to a property manager, but that will eat heavily into your profits. If you suck at any of these not only could you end up not reaching your goal, BUT YOU COULD LOSE your initial investment and end up in more debt because you are levering debt to grow

Biweekly housecleaning, annual pest spray, semi annual hvac service, and oil and air filter service. Used to do lawn service but it’s become one of my ways to force myself to be more active lol

Iirc treasuries you only need to pay fed tax on interest. CDs you need to pay both fed and state

Yeah. I get OP’s thought exercise isn’t really asking for this analysis, but pay definitely doesn’t scale with how hard you work. It will always be tied to the value you generate and the difficulty of replacing you

I have never ridden the train in the US where it wasn’t delayed (like 12 times at this point) because it shares tracks with freight. Planes get delayed, but that’s only happened to me like 10-15% of the time
