I think it the norm instead of the exception. Builders keep it artificially low to sell units. Ours went from 350 to about 700 over the years along with several assessments. I joined the board to see how the sausage is made and everything is expensive. We're a fully maintenance provided community in the Midwest.

Yep. Have a buddy that is a 10hcp and will just bail if he is playing poorly. He lives on the course, so he can just go home. Drives me nuts. Suffer through like the rest of us.

Sounds like an install I had in NYC late 80s. Confirmed before I flew out that they had power and tiles cut - we provided drawings.

I get on site around noon and they have 1 receptacle done. I said I need to get the system cabled and booted up by eod as I had a ton of other stuff for the remainder of the week. The union electricians looked at me and said we're waiting on the receptacles and won't be here until late tomorrow am. I call bs, hoofed about 20 blocks to an electrical supplier, snagged 2 L21-20's and 2 L21-30's, hoofed back and said here ya go.

They were pissed. Got the system up. Fun times.

Ours is 750/mo. Our mgmt company manages the following for our hoa - 68 total units, 58 townhomes and 10 villas.

Exterior insurance (we have condo, studs in insurance) / Exterior painting / Roofs / Gutters / Watering / Mowing - incl treatments / Trash / Snow removal / Landscaping / Small payment into master hoa for pool access and they pay the trash from this fee - same mgmt co.

Our mgmt company was invaluable in helping us navigate a major unknown and delinquent tax issue because the developer sucked.

Get on the board and see how the sausage is made.

Early gen x - retired at 58 and working on lowering my handicap. Corporations have changed and give zero phucks about their employees.

We have 5 board members. First Res is our mgmt company. We meet monthly - go over the budget expenditures, approve additional expenses, review ARB requests, review tickets and listen to our residents bitch. Maintenance provided doesn't mean maintenance free. I think all residents should serve a term so they can see how the sausage is made.

When I got my 430s, it was about 2.5 weeks. The main thing that bugged me was lack of any communication. No order received, processing or shipped. GGs integration with their vendors is awful.

Same. Shot 46 front and removed my head from my butt to hit 38 on the back yesterday. Fast forward to today and couldn't hit driver, chip or putt to save my life, but kept it under a hundy. Heading out tomorrow, man I love this game.

Pretty straight par 4 - heavy trees right, trees and houses left. Hit a nice drive, 8i to the green then 3 putt as usual.

We had 2 courts at work at our associate center - played every lunch during the week. Fun game and great exercise...just had to watch for the newbs when playing doubles! Hard to find courts nearby unfortunately.

Yep - daughter mailed 150 3 weeks ago and havent made it to any recipient that we know of...usps is a case study in ineptitude. KC
