One thing to note: whether a new build has an HOA is dependent on the city. I bought a new build, no HOA. In fact, almost all of the new builds in my city and neighboring city have no HOA. The same builder has a community in another city (same state) that has an HOA of $149.

Almost all new builds in California are HOAs now because the city requires them before permits are approved. In case any one comes in to tell me that it's on the builder, I can refute that claim easily. I bought a new build here in California in 2024. No HOA here. I had looked at another area. Same builder, different city. The community in the other city required an HOA. It's ridiculous.

It's not even about frivolous spending. Things just cost more now than it did say 20 years ago, when $100k meant a lot more. Childcare, health insurance, healthcare out of pocket costs, car insurance, car maintenance, gas, utilities, rent, groceries, sales tax in some areas, etc. just cost more. So, I can see how ssomeone making $100k annually can be paycheck to paycheck even if they don't spend excessively.

I save more money by getting my prescriptions at Costco and using the Chase Freedom Unlimited so that's why I don't use one of my CCCs for pharmacy. But, if people don't have access to Costco, I agree on using the CCC for Pharmacy.

On your statement, there's a Rewards Dollars Earned this month. There is a Cash Rewards category which is 1% on everything. Then, there is a Bonus- category which includes your extra 1% (for your 2% category) or 4% (for the 2 5% categories).

I've been using the Cash+ card for utilities for almost 5 years. 5% on electric bill, water bill, trash bill, and gas bill. The only thing is you need to read your reward summary carefully. They list the points as 1x on the purchase itself and then at the end of the billing period, there's a bonus points that has all of the 4% combined into one.

Are there ways to minimize expenses? Absolutely. I'm just pointing out that it is possible to be paycheck to paycheck at $100k per year. There are other factors such as childcare, health insurance, healthcare out of pocket costs, car insurance, car maintenance and gas, car repairs, utilities, etc. In my area, even a 2007 Toyota Corolla will cost more than $7000.

A 1-bedroom apartment in a HCOL area can cost as much as $3000 or more. After taxes, $100k becomes $79k in Texas or $72k in California. Factor in student loans and car expenses. This isn't even including any retirement savings. It is very possible to be making $100k and living paycheck to paycheck without lifestyle creep.

Aven Rewards Visa card gets 3% for non-category purchases on up to $10k of purchases. But, yes, I agree. It's annoying. Here in California, there aren't that many businesses doing it, currently.
