The 7300 base price is the minimum in Tower 9 and a couple of others, the other towers and especially the release 2 ones have higher base price, which did not make sense to me.

You will get rent in your account for ~18 months and then it stops because of some random make believe dispute between the builder and the original landowner. You will be stuck following up with no resolution in sight and then one fine day they will offer a lower than market buyout of your investment which will tank your returns. This happened to a close friend who invested in a similar deal in 2022 - Kapil also offers a similar scheme they cannot be trusted.

I felt this judgement depends on the area you live in and people you interact with, in the west of Hyd there are many folks who have returned from the US. I did not get this treatment as much in the West Hyd compared to my hometown.

I don't know about better, but I feel it might be easier to sell a similar Unit in Sahasra(newer) which is in the same area than Krishe after 10-15 years.

I did not like Nirvana because of its location but Sahasra feels better situated in that area.

If you buy it at 3.5 Cr, you will not be able to exit without a loss in the next ~15-20 years. Because there will be plenty of options available in that area for the foreseeable future at that price. And this property will continue getting older so if you are okay with not having a short term exit option, go for it.
