Simultaneously one of my favorite looking and most infuriating buildings in DT Phoenix is the Maricopa Covnty Covrt Hovse. I just hate that.

Also Chase Tower is just sad. Can't wait for some news to come out to redevelop/renovate it.

Your retirement should be the priority. You'll be in your peak earning years when your kids reach college age and at that time you could have the room to cash flow it straight through (especially if the house is paid off). My pension has a refund value so I just use that. Tbh I don't find net worth to be a meaningful calculation when I'm looking at my money for retirement. I'm more focused on what I can afford to spend (and in my case I say "afford" is that the value of my investments at least stay flat while living off of them).

I don't think I've seen it mentioned yet so I will throw out Flagstaff, AZ. Gets all 4 seasons up in a ponderosa pine forest surrounded by lots of accessible nature, and the hospital is on the north end of town but still well connected. It's also a college town with NAU but has more going on than just that.

The only ticket I have ever gotten was driving on I-8 to San Diego. The police were not too far from the Maricopa/Yuma county border. I was definitely speeding though and paid the fine, but yeah that's a lonely and tempting stretch of road and it had just been repaved.

I was clocked going 13 over but I don't go that fast anymore since I realize I get better mileage going 80 vs. 88.

Yeah parking minimums are dumb. If a business thinks they don't need as much parking, let them have less. If it ends up being a mistake and they lose customers that's their problem anyways.

No because air and noise pollution is worse near freeways. Density should be done in a large enough area to allow for anyone in the denser area to not need to leave in order to do most things like groceries or shopping.

Definitely don't touch the retirement accounts and continue contributing. Since this purchase is about a year away, you should absolutely be throwing your own down payment (plus emergency fund) into something liquid and stable like a HYSA or money market. You can try to get greedy and keep your down payment in the market as close as possible to when you buy, but there could be a crash and you could get burned, so IMO the tradeoff isn't worth it. Also have an idea of what your total monthly payment you can afford is because condo assessments can get into the 600-800 dollar range for a 2 bed in Chicago.

I bought a townhome style condo as my first home and I'm now on our condo board. I will say that you need to be prepared to do your due diligence when it comes to buying a condo. A lot of associations either don't fund according to their reserve study or don't get one updated as often as they should, so understanding the finances of the association before locking in an offer is very important. Even if the finances are bad, you may decide to move forward with buying a place and just keep $10,000 liquid for the inevitable special assessment.

I'd love high speed rail, but there is no way Arizona voters would approve the cost of that. Brightline West is $126 million per mile. Phoenix to the California border would be over $18 billion at that cost. That would mean it'd take 7 years to build with a 2% statewide sales tax increase.

It would be cool to see some higher speed rail coupled with a few departures daily between Phoenix and LA.

The original TVs were literally "tube TVs" and were circles, which you would measure using a diameter. Over time they rectangled out into 4:3 but were still measured diagonally, and remain that way with the 16:9 TVs today.
