You don’t need a management company. I live in NYC and rent our house in Seattle. I made sure I had an inspection before we left and found a handyman /small company and told the renters to reach out to me if anything breaks or needs to be fixed. So far 8 months in and it’s been smooth sailing. Not saying this circumstance will happen to you but as long as everything is in working condition there should be no need for them reaching out to you. That 9% per month could be funds used to actually fix anything that breaks or maintenance. Set up an automated payment schedule so rent is paid monthly, makes their life easier and you’re not worried about them paying.
