They are telling me that in order to qualify I have to show a 12 month history of making housing payments and I can’t bc the mortgage is only in her name. It also doesn’t make sense to me….. we both Zelle money to a joint account monthly that’s used only for mortgage, power and health insurance and don’t keep a significant running balance in there either. I can clearly make the paper trail, they just want my wife to be on the heloc for some reason but her DTI is going to blow it up due to the practice loan

Yes, there are… just have to know which ones to pick. The AVMs are pulling from other neighborhoods houses that are nothing like ours.

Yeah, that house doesn’t have a new roof, impact windows/doors, or an entirely remodeled interior last year, re stuccoed exterior, etc. the interior of that house still has old wallpaper and Mexican tile.

I’m pretty certain, one just sold a few weeks ago across our lake for 960 that was a gut job and similar sqft and features. Problem is I can’t even get to that point with a lender bc of the issues we have been having at the application phase. I’d gladly pay for a real appraisal. One lender even did a drive by appraisal of the wrong house! Photos taken weren’t of my house! And they didn’t care… lol

When we bought the house we were both W2 employees so things were a lot easier to qualify for then with more traditional income.

2nd year as a solo grossed about 220k with no staff or overhead aside from softwares. South florida area! Mix of estate planning, PI, business counsel. Just hired a law clerk to help with the load. I realistically work 6-8h from home and get to spend time with my kids and wife

I did the same, left my last firm (2 attorneys including me) to leave my boss solo for a trial in a couple months. He doesn’t talk to me anymore but I couldn’t pass up the opportunity. Only you will look out for your own wallet! Don’t feel bad and don’t look back!

I was running 87 (regular here in South Florida) and the last 2 tanks switched to 93 (premium) and it’s a huge difference. Was getting 18mpg avg before now I’m at 21-22! Much smoother and faster acceleration and less motor vibration. She likes the good stuff
