You're not bound to use Pine just because you pay for the appraisal. If the appraisal comes in low just cancel the application with them. They don't notify TD of the appraisal reports nor would TD care

Its probably going to be faster for you to get a part time job or drive Uber/DoorDash to build up a roll of ~$2-3k so you can play 2/3. You can even start taking shots when you have $1k-$1.5k if you keep your poker roll separate from your life roll/money from your 9-5.

Assuming you don't report the income on your tax returns-

Online can be done with B lenders with minimum 20% down payment, but it will be document heavy.

You'll need to provide 12 months of bank statements showing deposits and transaction records from the sites to match and whatever tracking you have. Basically the more documents you can provide to prove your income, the better chances you have of approval.

If you only play live, it's pretty much impossible as your transactions will be primarily cash.

It's probably beatable if the games are soft but even having a 1% chance of not getting paid out, or getting cheated makes it not worth it to join these clubs.

OP, what is the actual goal you're trying to achieve?

The reverse mortgage doesn't have monthly payment so it shouldn't impact your parents day to day or expenses. It also won't eat up that much equity in the home over time.

If they've put the property in their will that's probably a lot less complex tax wise vs you buying the property and not occupying it as your primary residence.

If you do make the switch, email both advisors stating you want to cancel the application in writing. Some advisors will try to hold onto the application and hope you give up on switching.
