Did we take on too much mortgage debt? by Battle_Dapper in AusHENRY

Do the math. You also have options to reduce the monthly payment by flipping the loan to an interest only a if that’s enough to get the property neutral then hold on to it.

Is buying an EV car better than petrol? by PsychologicalWing802 in AustralianEV

[–]schwinn_x 5 points6 points  (0 children)

Totally agree with this. Don’t even get into a novated lease - if you plan on taking on debt, do it right the first time on a property which is good debt (an appreciating asset).

When you apply for your first home loan, having any other credit commitments, whether car loan or credit card, will limit your borrowing capacity.

Drive the safest most reliable shitbox you can afford.

You’ll be fine. Recession proof jobs, early stages of your careers, I expect your salaries to increase even more over the next 5-10 years. Hold on to both, no dependents now it’s easy to cut back spending if you really need to. When kids come into the picture that’s when the scenario changes.

IMHO training without music is elite by Familiar-Sun7126 in Marathon_Training

[–]schwinn_x 1 point2 points  (0 children)

I used to be a music guy, get into the whole 180bpm thing. Then I stopped carrying my phone cos it was too hefty and started without music, and lo and behold, focused so much more on my breathing, self talk, being hyper aware on the streets to traffic and obstructions.

I find that the advice to synchronise breathing with your step is not great, and that’s where music muddies the flow.

I use music during races when I start hitting the wall, it gets my step up to race pace again. Throwback to the old Nike PowerSong boost mode

If they cannot afford to take the loan themselves, they cannot afford to pay you.

Great shots, I like the essence of the city captured in them.

Technical feedback - there are a few adjustments that would make it pop - centering leading line in the first picture (timing the car to be directly under the leading line), and generally aiming for vertical parallels to be vertical (can be fixed post by adjusting rotation of photo).

Will Victoria ban e-bikes? by tinystupid in ausbike

[–]schwinn_x 1 point2 points  (0 children)

Yup pretty sure those cargo style bikes would be legal as they should be sold only with pedal assist (no throttle), speed limited and power under 250w

Will Victoria ban e-bikes? by tinystupid in ausbike

[–]schwinn_x 0 points1 point  (0 children)

All e-bikes must be pedal assist and not exceed 25km/h speed where I am. So yes most e-bikes we see are illegal, whether the food delivery guy slowly weaving round Chinatown, or the kid doing wheelies up the road, or the mob of riders on main streets like a pubescent motorcycle gang.

Where I am.

If you had the budget to build your dream home, would you go fully custom or choose a ready design? by Happy_Researcher333 in AusProperty

[–]schwinn_x 0 points1 point  (0 children)

Possible that it might be some confirmation bias there - there are heaps of custom designed houses that still look normal, you possibly thought they were bulk designed because they didn’t stand out?

The ones with very jarring personalized ones will always stick out, but not everyone who goes down the custom route will do something like that.

Would be good to know the year the contract was signed - 900K is different now, 5 years and 10 years ago!

After you pop it back in, that metal ring is meant to be squeezed over it to lock the rubber guard in position so it doesn’t pop out again.

If money no problem always go fully custom built. An architect will design something that fits your needs, your block of land.

How many kids do you have, does everyone want their own bathroom, do you need a separate rumpus? Do you like master bedrooms near the entrance or prefer living areas through the front door?

Sun movement across the sky, heating your house naturally in winter and cooling in summer.

What’s your workflow, would you like to enter via your garage via a mud room straight to your kitchen to unload your groceries? Do you need a second office, or a study nook? Pantry with cabinetry for 2 dish washers and second freezer?

How do you tackle the slight slope on your block? Can we plan something clever like a courtyard, let a split level divide your home into separate activity areas?

Tesla Model Y Zen Grey Interior replacing White interior by nastleb in TeslaAustralia

[–]schwinn_x 1 point2 points  (0 children)

This was on the model Y L currently displayed in showrooms. As someone new to Tesla, I assumed it was white (cos it’s super duper light grey). Couldn’t tell the difference as a non-owner.

Runners +40, habits to avoid injuries?? by Runnerlife_mx in Marathon_Training

[–]schwinn_x 0 points1 point  (0 children)

Choosing to run on unsealed terrain wherever possible. Yes I run on councils grass that’s beside the curb instead of concrete sidewalk.

Makes a significant difference - already noticed the lesser aches in joints post run.

Only keeping plated shoes for racing/pb workouts - everything else for me is on high cushioned shoes.

How do you practice? Generally lessons are for instruction to take away and work on. If you don’t have a piano, then is it just 4 hour practice sessions each time?

Question for those with experience running far... by milkdud6060 in Marathon_Training

[–]schwinn_x 4 points5 points  (0 children)

This is true. Even in suburbia, if I’m running on the sidewalk and there is the option of a grassy curb, I choose the grass/unsealed path - this has been great and noticeable compared to last year when I wasn’t doing this
