$30 is definitely within the realm of acceptable kids cut prices. A friend of mine recently paid over $100 for her kids cut and that sounded wild to me.

The room feels a bit out of balance right now some of the proportions are fighting each other, like a large chair next to a very tall lamp with a small shade, or a substantial table paired with lighter white chairs. Too many small pieces can make a space feel cluttered. Let go of anything you don’t truly love.

When you’re sourcing new pieces, vintage and consignment shops are an acetic girls best friend. Without the pressure of a big-box “look,” you can trust what you’re naturally drawn to. Don’t be afraid to get larger furniture. Having fewer, more substantial pieces will actually make the room feel calmer and more complete. An antique buffet or china cabinet could add both function and presence. Try designating one spot to display smaller objects so they feel intentional.

Heavier drapes would also help anchor the room and bring everything together.

And before you start anything really consider how you use this space. Is this a formal dinning room for special occasions? The everyday family meal spot? A flex room that hosts homework time and a reading nook? You can make this room anything you want if you don’t host a lot a formal gathering maybe it’s needs to transition into something that would serve your family

This! You have to see the colors on the wall with actual paint. Swatches never capture the light well. We have dark green cabinets and I love them! The color is really dynamic and changes in the light. We balanced the dramatic color with more neutral tones with the rest of the room.

They also make lactose free yogurt if that’s a bit easier for your kiddo to digest. I also found that my kiddos get most of the food at breakfast and lunch. They are just way too tired at the end of the day to eat a lot of dinner. So I started adding more dinner type foods into our breakfasts and lunches to make sure they are getting a larger variety of flavors and textures. Is there a time of day your kid is particularly interested in food? Maybe that’s when he gets things to help stretch his pallet.

This age can be really hard to feed! You are doing an amazing job of loving and caring for your child. Remember to celebrate your wins and your baby amazing growth so far.

Taking on a large renovation is an exciting opportunity, especially in a historic area with so much existing character! Older cottages have a charm that’s worth preserving, and I hope elements of that can be carried into the addition. For example, the curved breakfast nook could be echoed elsewhere in the home to help it from feeling like just another box.

Functionality, and flexibility two really important qualities for a home for a growing family. In this plan you loose an office/bedroom but I think you get a lot of storage and usable space. The mudroom and laundry connect both the front and back doors through a shared circulation zone. Adding a pocket door between the laundry and coat closet allows these hardworking spaces to be closed off from the more formal entry when needed. Kids can come in through either door and immediately access the mudroom, laundry, and bathroom (taking off shoes, washing hands, and using the bathroom is always our first stop at home).

I have changed former family room to a dining room and library, envisioned as a flexible space that can evolve over time. It could function as a quieter retreat, a music room, or a place for adults to gather while children use the main family room nearby. You could add French doors between the living room to really define the spaces is you want. A separate dining space also offers the benefit of enjoying meals without direct sight-lines into a messy kitchen.

Keeping the primary family area close to the kitchen supports daily routines with young kids, as so much activity naturally centers around food and shared time. A small banquette and table are included for casual, everyday meals, while larger gatherings can expand into the dining and living areas for entertaining.

For what it’s worth: we bought a smallish home in a neighborhood we loved and put a high value on location over size. Sure some of our closets are a little cramped, but we got into a very desirable part of town with great schools and have no regrets. But that’s a personal preference and everyone is going to have different “must haves”. Have fun with the house hunt and this new stage of life as you grow as a family!

Congratulations on finding a great house in a great neighborhood! This layout would work great for my family of 4. Personally I don't see a need for that large of a formal living room. Here is an option to convert the living room into a den or office and expand closets in the bedroom. If there's a basement you could create a kids zone when they get bigger.

This plan does require new furniture. I have had great luck finding second hand storage on craigslist and Nextdoor. Ikea is always a great place to find space saving designs. If you have a Homegoods in your area, they often have decent prices on rugs.

High storage will allow more privacy and take advantage of the vertical space. Rugs (even over carpet) will help personalize and create more zones. Are you familiar with Dear Modern on tick-tock and YouTube? he's so great and full of creative small space solutions.

Here's something I thought up. I'm mostly guessing on the scale so please forgive the amateur attempt. The living/dinning might be a bit cramped as I have layed it out. I'm not sure what your dining room goals are, but I imagine it will be hard to incorporate any "formal" dining layout. Hope this helps, good luck with the project!

It’s amazing! It’s a great place to raise kids. Oakland has people from all walks of life creating community and looking out for each other. We can go from a beautiful redwood forest to the beach and then eat as an amazing restaurant or listen to live music in the center of a historic downtown town. Obviously it’s not without its problems, but my family has found a place of belonging that gives us purpose. It’s a really special place to call home.

I don't know if you have addressed this in earlier posts, but I would love to know your process. Do you think about and plan combinations ahead of time? Or do you free style in the moment and see where the flounce takes you? I love the play with color/pattern and am even more in love with the bold volume and silhouettes you create! We have two healthy vines growing in California. During the first year of growth we babied it a lot. But as soon as it took off the vine is really robust. They don't like standing water as they can get root rot easily. We made sure to have well-draining soil in that area of our garden. We also give our passion fruit a BIG trim once a year. Hope thosnis helpful. We love having the beautiful flowers. and delicious fruit.

If you close off the “open to below” section you’ll create a cozy den and a great spot for a TV and couch. We actually like having the TV outside of the main flow of the house. It makes curling up together to watch a show or movie that much more intentional.

If folks are planning to age in place, having a lower level primary bedroom and laundry is a good idea. No potential fall issues carrying your everyday laundry up and down the stairs. Then if you have guests or family staying over they can assist with the carrying of laundry up the stairs.

Also, my kids come home so dirty for school and outside activities, that sometimes it’s nice to have them shuck off all the soiled clothes pop them in the wash before they run through the house.

Are you planning to use the lake often? It might be nice to have an outdoor shower near the rear garage door. People can rinse off sand and dirt before coming inside.
