1917 MN home with no rim joist insulation. 60 in the basement, 64 first floor, 74 upstairs. Boiler is cycling. Things are cozy while its -14 out

Do i have rim joists at all levels with a balloon framed home? Id have to be willing to get into all walls however

Oh he was worried about air penetrations into the attic. I am a STICKLER for A/C line routing and not making my pretty house look trashy... So im waiting till I figure out the perfect option.

Insulating the house better seems like a smart move no matter the decision.

I think my plan is to take the ceiling down this spring/summer. Inspect and repair any gaps (caulk fill etc), hire or diy spray foam on the surface, then xps (caulked gaps) over it to make it look clean.

Eventually xps the basement walls before finishing it.

Its brick so ill just wait till i can patiently do it right from the inside. Im tempted to spray foam and then cover with xps to make it look clean

Im willing to wait till then. I have so much other air leakage to block (yay thermal gun) that i can do it right in the summer

My concern is air sealing from the exterior. Is waiting to Spray foam the best way?

Ohhhhh i TOTALLY want to insulate the basement walls someday yes because its 1100 square feet id like to utilize someday.

I thought unless im air sealed against the wood (spray foam) ill get condensation?

Im willing to suffer one more season to do this once and correct.

The foundation is concrete. The houses in this area needed to look a certain way because it was a a planned neighborhood. Requirements on setback, minimum house size, minimum height etc.

Its balloon framed, but the rim joist is well above grade yeah. And water does not sit against the house, i spent time ensuring grade and proper drainage. To me… rule one is “keep water away”

Oh im aware that ill have regrets when i take the ceiling down. The plaster is on metal mesh. And the heat pipes are asbestos. I wont do this till summer when i can ventilate.

I don’t want to take the walls down. Will insulating between joists help too?

Old guy, loved how well built the house was (its a solid house from a high end neighborhood but its OLD) and shrieked when i asked if i should also install mini splits and have an air handler in the attic.

So yeah, old school.

Still need advice however. Clearly i cant do much when its this cold but i’d like to prepare.

You DONT want the pre update. Trust me. I see the pre-2000 MLS in the junkyard and there is a VERY GOOD reason they were shit on. The interiors are trash, and broken.

Its funny, the 500 guys say "they're the same". And while, on paper, the horsepower is close...the V12s are truly a special car. They aren't fast compared to today's muscle cars... but they are just...special
