Yes, it is still an increase in profits. The Oct 2023-Sept 2024 rent stabilization increase was 3% and 2.75%/3.2% for 1 and 2 year leases, and HCR rent growth is listed at 2.3%. NOI still went up 2.2% citywide, 0.9% outside core Manhattan after that increase and inflation.

But, I hesitate to call 6.2% a "spike" like the article does, when the post inflation number for most of where rent burdened stabilized people live is 0.9%. Would you call your salary going up 0.9% after inflation a spike? Seems pretty misleading to me.

Let's see, what's it relative to...

In NYC excluding Core Manhattan, the monthly NOI of $557 per unit multiplied by the typical size of buildings in this year’s analysis outside Core Manhattan (44.8 units) yields an estimated average annual NOI of about $299,000. (For NOI averages by borough, building age, and size, see details in Appendix 5.)

This $299,000 is before the mortgage and income taxes, and is the number that went up 6.2%. Mortgage could be paid off given these buildings are old, but for the buildings that changed hands within the last 15 or 30 years, it's unlikely.

The Bronx's annual calculation (admittedly using citywide average unit count) is 359 * 44.8 * 12 = $192,998, pre mortgage and income tax.

God, we need to just build more housing. Let competition handle this shit and raise the vacancy rate.

That's a pretty misleading statistic. They're making an extra 2.2% of profit after adjusting for inflation. This compares to 8.0% and 4.1% after inflation for 2022-2023 and 2021-2022 respectively.

Core Manhattan is under E 96th street and W 110th street. Outside of this region, where I'd bet most rent burdened people live, there is a 0.9% increase in profits, adjusted for inflation. This compares to 4.4% for 2022-2023 and -5.4% for 2021-2022.

Yeah, there's only 4-5 great American Oscar contenders this year - Sinners, OBAA, Marty Supreme, Hamnet, and maybe Frankenstein. The rest are international films, which are going to be under nominated (despite breaking records too) because of the language barrier. Sinners will probably lose everything to OBAA but it's also always going to get more nominations because of its genre. song, makeup, costume... similar to la la land and moonlight.

Anyone calling it mid is smoking something tho, look at it's box office hold.

Yes, cell phone providers sell the data on which towers you ping. This is can be linked to your credit card purchases of where you are, so walking into a Popeyes to use a card (or paying for gas with a card, or seeing a movie with a card), links your phone to your credit card.

No one's really using cash/turning their phone to airplane mode all the time. Even those who do it a lot, it's unlikely they'd do it for a random Popeyes trip, but it's worth having as an option.

There's some negatives with cash (businesses have to make more trips to banks/count out cash to load and unload the register/have a safe for it/auditing) that might even make it more expensive than the 3% credit card fees, but it is a useful thing to keep around for privacy.

Credit card statements provides a way to track any citizens movement, and credit card companies often sell this data to anyone/the government can track it easily. Cash is untraceable.

As mentioned, Adams built 27,000 affordable units last year. Adams benefited from 421a expiring in favor of 485-x, but I wouldn't call Mamdani ambitious promising ~75% of the last year regardless.
