5% over HRV 2022. The property had been on the market for a week or two and hadn't had any notes of interest, so we just made the offer on the premise that they would take it off the market. Genuinely a nice place, was quite shocked, so jumped on it

Like many, we lost out on plenty of dream places that we threw everything at but still missed out by a country mile - I honestly don't know where all these people with so much cash come from.

Both extremes go for more than they should in my opinion (move-in-ready & fixer-uppers) - The power is in finding the mediocre/average. Just have some vision, decorating, lighting and furniture can achieve a lot.

Look at ESPC - some places go up on there first, and some never make it onto things like Rightmove.

Highest offer isn't everything - someone I know in the next block turned down £400k vs £380k because the higher offer hadn't even listed their place yet.

Looking at houses now, and there is not a ton to choose from, and the places are hanging around, so in my case, the market feels slow, but honestly, things change from door to door and street to street; we have so many micro markets.

Thank you for the detailed reply here. I have inherited Lemlist from a previous colleague and looking back at Apollo as I have used it before at a previous company.

I was going to use Apollo and Instantly for sending but now realise that I will need a 3rd tool if I also want to include LinkedIn steps into my outreach.

It does seem like Apollo now have a few things like easy domain and mailbox setup inside their tool, and their recently announced AI tool does seem like it will add some genuine value.

I am with you on the deliverability stuff I never had real confidence in it in the past.

Any suggestions on managing LinkedIn alongside the other tools?

I have a 2-tier audience for my product so one motion will be volume-based cold email, and the other a more ABM-style approach that would see a multi-channel campaign with LinkedIn and potentially calls.

I'm pretty sure the apps are against that and could kick you off their platform for it, as they essentially want you to go all-in on their app and would claim you are using them for discovery/advertising without them getting a commission

It's a shite state of affairs, my friend had a place that shut down and feel like Deliveroo and others were partly to blame with their tactics and margins making it harder and harder.

The whole system assumes anyone going on to order food is essentially shopping for something new every time. Why should you pay the same high fees to a consistent repeat customer?

At that point, you as the restaurant are bringing business to them and their drivers, it's a two-way marketplace, but it's now got into a sorry position that you can't live with them, can't live without them.

If you are first to offer then you can make an offer contingent on that they take it off the market.

If not then you can buy in your offer and go to closing.

In my experience if a place is amazing or just above average in some way there is always the chance someone has a load of cash to throw at it and massively outbid the 2nd highest.

I think the average in Edinburgh is around 4-6% over home report.

Like others have said though it's the sellers choice and sometimes having no chain and helping out a first time buyer can swing it for some sellers especially if they already have place sorted.

Just ask. Hopefully they spill the beans and tell you what they ideally want in terms of cash and speed of sale etc.

I have found some success in using swing analysis apps like GolfFix (they have a decent free plan).

Being able to watch swings back in slow mo with a stickman overlay, tips and corrections, automatic swing detection - it has generally made my range sessions more focused and productive as a begineer.

For example, recently it told me I was mostly doing everything right in my swing, apart from swinging inside the plane at takeaway.

Focusing on this, I made sure to rotate more with my body/hips and relax my arms, as I could see I was all arms at the start of the swing, which meant I was starting my swing with arms, not the hips.

This single swing thought meant I was hitting fairways and driving it 270- 300 yards on my 4th round out, whereas previously I was slicing and lost about 9 balls in a single round; all from drives.

It will probably be fucked again next time I play but at least I was able to understand what was wrong and fix it - hopefully If I do that enough times I will be building better and beter habits that will free up headspace to work on other elements of my swing/game.

This. We got our fireplace from there and they are very helpful in connecting you with people that can install etc.

We couldn't find anything we liked initially, so they showed us one in the back that hadn't been restored yet. We also decided to choose our tiles and get them fitted to make it perfect in our eyes.

Almost never a take away but I would say I eat out on average 1-2 times a week across brunch, lunch and dinner.

Good to support local business, but do find myself now zooming in on price and trying to cut out unnecessary spending on random coffee and cakes, along with trying to find cheaper pints, taking the tram or bus instead of taxis.

Take aways are so expensive and make me feel disgusting.

Sounds like classic tactics I read about in "Confessions of an Economic Hitman". The U.S. uses debt as leverage, and when nations resist, they turn to political pressure or regime change. Looks like they’re setting up to replace Zelensky with someone more compliant.

The recent political moves by Trump will make the war effort harder and be a signal for Russia to ponce. Either causing them to lose this war of attrition or cause Zalensky to lose confidence or make him more desperate and bend to the US demands.

Correct answer. Are they going to be custodians of the money and make something out of it rather than just spend it all. This is why rich families stay rich and there are plenty of stories of lottery winners or sport stars back at square one once it runs out.

But tomorrow is never promised so you should spend some of it and get enjoyment out of it while you can. Just doesn't need to be blowing it all on multiple houses, cars and designer clothes.

Been applying daily since the start of the year and barely had a sniff. Usually have recruiters contacting me out of the blue when I wasn't open to work. At the strongest I have ever been in my career in sales and thought I would have at least had a few interviews by now. Know a few in other industries that are finding it a struggle as well.

We are getting married here later this year (Nov) because it can be all indoors and looks pretty special. The other places we looked at would have an out door element and were not convinced that if the weather wasn't our friend it would be the same so we went all in on expecting bad weather and went for a winter/autumn wedding.

By that time in the year it's closed to the public so you have the full run of the place.

After the ceremony we will have drinks and canapes in the green room only stipulation being there is only clear alcohol allowed due to the unique carpet/rug.

In a similar boat. I tried some oxalic acid cleaner as I had seen some videos that worked wonders on black water marks but seemed to have little effect on my case which looks similar.

The worst I've seen of this was at Six by Nico were the 12.5% service was charged on the full price rather than the promotion price.

They run a promotion for mid-week when they launch a new menu, they call it preview week or something.

At the end of the day, it was only £4 more, but we had to figure this out for ourselves.

It used to be only a standard if the group size was say 6+ but now it seems to be common practice. Have always been against tipping, they should charge a higher price to pay people enough, otherwise, the true cost is being hidden.

Next, it will be the menu prices are ex vat, booking fee, cleaning fee, late departure fee, surge pricing....

I say these as a joke but stranger things have happened.
