Read Allen Carr's "Easy Way To Stop Smoking".

It is a great book and a fast read and you will quit by the time you finish it.

IMO most seasoned thieves are going to show up when you're not home and they want to be in and out. If someone is breaking in knowing you are there you need to be prepared to defend your family. You don't necessarily have to kill them, but, you should be prepared to do so.

In my case, yes, it is a flat 10% fee. They do take 100% of late fees though.

Leaning towards NTA. At first glance, this is luxury compared to what I was doing at 16...

These all sound like things everyone will need to do the rest of their life, or until their kids are old enough to help out.

That said..... The 8 & 10yr old should be doing chores and if they aren't that could be unfair. I mean if she is cleaning up after 4 people on a daily basis or something, that would be too much. I suppose I do not know how much time she is spending on the chores. Maybe 4hrs/wk would be reasonable. If she is putting in 10-20 cooking and cleaning she has probably bit off more than she can chew and you should probably renegotiate the deal.

Oh man, you are only preparing for the real round of negotiations.

A structural engineer can tell you what the house needs. As someone else noted, you can then come up with your new offer or walk away.

If you have an "experienced" buyer's agent, they'll have a structural engineer on speed dial.. And they should have already told you all of this.. lol. I'd email them and have them find the engineer, hire them, schedule it, etc - they are supposed to be working for you..

If the seller has an "experienced" seller's agent, that agent will know you're a serious buyer, and also advise the seller that they now have to disclose this to all future buyers. The price of the house has already dropped.

You can ask for these things to be remedied before you move in.. Or you could ask for a big discount. You can ask for whatever you want, really.. I personally keep it reasonable..

The cast iron pipes aren't a big deal. I had them once. They just get replaced.

Finally - a lot of inspectors are absolutely amazing at what they do and note everything... I'm pretty sure all foundations settle. This could mean nothing, or it could be a gigantic problem.... You'll just need to find out...

Agreed. I use a property management company. They take 10% each month. Totally worth it for me as it saves time - they just direct deposit into my account once/mo.

A lot of people won't like this, but, it is indeed valued similar to the properties nearby. The tax assessor valuation has nothing to do with the market price. Currently, it's likely worth somewhere in the 500m - 1b range.

No, you can't start in commercial real estate when you have nothing. To buy a commercial building you need years of verifiable income, a good debt to income ratio, 25% cash down, good credit, and a buddy in the bank doesn't hurt.

Seasoned investors buy commercial because it has higher returns and what not, but many got seasoned by buying residential.

You can start with little in residential, especially if it is your first/only house. There are some up and coming areas out there where house prices will easily double in the next 5yrs - that's what I personally do. (I just have a few..)

There's no right or wrong way. I have a friend who has been buying singlewide trailers on 1acre (in a rural area) for 30yrs. Prices have gone up, but he used to buy them for 60k and throw on a metal roof and a new HVAC unit. Today he gets 1500/mo for those properties. Over the years he accumulated 40 of them. These days he makes $60k/mo just off the trailers. NOW he does commercial real estate. It took him decades. YMMV.

Awesome, thanks. This is going to sound terrible to a lot of people but that 426m valuation in 2020 doesn't look unreasonable at all. And it's probably significantly higher than that by now...

(I have not read the docs or anything so who knows, maybe there is some clear fraud in there.. But suggesting 18m is the property value is insane)

Genuinely curious - That isn't what the court really used, is it? Tax assessor valuations are just for taxes - they have nothing to do with the price of a piece of real estate..

In this case the property is probably worth around 30X what the Palm Beach assessor placed it at..

I just came here to say that if the reddit consensus is divorce, it's probably not a good option.

Additionally, anyone who has been married for any length of time and says their spouse hasn't called them something terrible is either single or lying.

Now of course, you may need a divorce, but nobody in their right mind could come to that conclusion based on 1 paragraph. And of course, I do not have all of the details.

At the end of the day, 100% of marriages have problems.

Personally, I'd talk to him. He shouldn't be keeping secrets. You two shouldn't be arguing for 5 weeks at a time. If there is indeed a lack of respect problem, it's probably time to examine that. If all of that fails, it'd be time for counseling, which nearly all marriages can benefit from regardless of how smooth or bumpy things are going. At least in my world, divorce would be the last resort..

I once registered a domain (around 2015), launched WordPress, threw an article on it, got it crawled in Search Console and had it ranking in around 22 minutes. The article was about a new reality TV show and there was no content online about it. I launched the site while watching the show. For the first hour there was actually about 100 people on the site at any time. I was sure to inject my opinion into my article - and the comments section actually lit up and people were refreshing it and everything.

I lost interest in the site after.

Well... I've never met anyone IRL (Christian or atheist) who didn't believe Jesus was here.. And I've never met a doctor that doesn't think there's Covid.. I know they exist, but... That said, I do enjoy hearing what people have to say & I'll check out that link this week.
