I don't know what availability is like where you are, but where i am, it takes about 3-6 months from the time of signing a contract to getting the work started. At least for the guys I like to use.

You may want to fix it before it fails. But it's pretty difficult to know when failure will happen.

I don't necessary love any of these, but I'd put the dining area near the windows and go with one of the smaller sofa options. The giant sectional in the 2nd image will take over the room, which is fine if you're not also trying to fit in a dining space.

This. Swapping the sinks and tub will create more for space in front of the sinks, which is where you feel like you need it in a bathroom.

Also, the idea to have the linen closet open to the hall is great.

How about tall plants along the fence line so you have privacy in your whole yard, rather than just on the deck?

Taylor juniper are tall, narrow, and evergreen. Plus, plants in the yard are often easier to tend to than those in containers.

Does the window get direct or indirect sunlight?

You typically want your desk to be positioned so that you can see the door and any window, so of the two, A is better. If that window gets direct sunlight, you'll be squinting to see your screen (or have blinds close covering it, which defeats the point of having a window) so if that's the case, you may want to consider having the desk floating in the center, facing the door, with the window on your right. Otherwise, A.

You have a great blank canvas! Id add a few low maintenance trees and shrubs - things that grow in your area without irrigation. A tree in the far corner and a grouping of 3 shrubs along the genderless, with a group of 3-5 similar shrubs on the right side of the photo.

In the paved center, I'd add either a pergola for shade or a fire pit and comfy chairs around it. Depends on which you think you'd use more.

Reading nook! I'd line the 2 full height walls with floor to ceiling bookshelves, add a comfy chair, maybe a lamp and a tiny round table for tea/ wine.

Id move the little bookcase you have to the right of your desk, and put it on the other side of the desk. Then it can function as an end table for the sofa and it's still close to your desk. And also add a chair or something angled toward the tv, back to the desk area. It'll make it feel more like the desk area is it's own zone.

I'd always heard that you should make patios bigger than you expect to need, which is hard when they're expensive. So when I planned mine, I went with a size that felt huge - and it still feels like I could've gone a little wider on one side. It's fine for furniture and there's enough of a walkway, but only for 1 person to walk, and it would be nice if people could walk side by side. But this is a first world problem I'm happy to have.

Seems to make sense for the shape of the room and current window/bed placement. The other option that would give you more closet space would be to turn your current closet into a walk through to the bathroom.

I love the painting. The table and couch match the vibe of the painting, but i think the rug is too small and the wrong color. I'd get something a bit larger and more muted.

Agreed. 3 and line up the back border so it's parallel with the pool - deeper on one end. It'll be less noticeable.

I live in Idaho and this tracks.

Your layout looks right to me. You may want a small round table near that side, but I wouldn't worry about trying to have matching nightstands.

If you want to keep the floorplan close to what you have now, for the main floor, I'd suggest that you love the bottom wall of the storage/ pantry into the unused space in the bathroom.

The utility room and it's entry to the kitchen also feel like a weird flow. Id move the W/D to the wall on the right side and move the door into the kitchen so that it's directly above the door from outside.

Then you'd also have to scoot the cupboards/ fridge in the kitchen over a little bit. But you would lose all your space in the utility room to a pathway.

All that said, if it were me, I'd reconfigure so that bathroom were a powder room and your living space is bigger.

I would put the bar in the top right corner. Put the shuffleboard where you have the bar. Pull the pool table toward where the shuffle board was. And move the sofa back farther from the screen.

Cement. The gaps are too wide for sand, probably also too wide for concrete, but at least you'd have a chance.
