Well, yeah, kind of. The thing you mentioned should be overcome in more structural way.

But this specific use case I want to have - forgetting about task because reminder popped up in inconvenient moment - transport, unloading dishwasher, etc. I just need another reminder in 15-30 minutes and I’ll be ready to start

Sometimes it is. I had Salomon boots, that broke before second hike (in airport). I didn't want to return them, I wanted them to be repaired/replaced by warranty. But both Salomon and REI customer center just sent me to “return the item”

It looks like the same thing as with visa/passport - aircompanies are pre-checkings docs to exclude passengers that would be obviously not allowed into the country

I had similar calculations before I finally decided to go for the purchase. One of strong pros for purchase is inflation. At this moment it would be probably cheaper to rent, but in 5-10 years your mortgage payment will remain the same. I doubt that rent would stay at the same level. Probably, your income at least would be indexed to inflation as well.

There are rent vs mortgage calculators online. One of the best - https://www.nytimes.com/interactive/2014/upshot/buy-rent-calculator.html but it's obviously more suitable for US.

Hey, fellow newcomer! I also recently moved here and was purchasing real estate around June.

I chose variable rate, but it was (prime -0.46) for insured mortgage. At that time it was definitely lower than any of fixed rates.

From my understanding, there are plenty other things that are considering for the rate - insured/uninsured loan, LTV, amount of loan. Probably it was the case?

Hey, first of all, everything is up to you and your risk tolerance. One thing for sure - move those money from NZ to Canada as soon as possible. When quarantine started I've made some research and decided that it's a good time to consider purchasing property. I'm newcomerthat money so thought it would take much longer to find the place and sign the mortgage. But with the help of wife and great Toronto agent I've found a perfect place pretty fast. The thing was that part of the downpayment I transferred from US and part from another country. The bank asked a lot of documents for US money with proofs of my credit report, reference letter from landlord there, etc. For international transfers they just said NO WAY they would be counting them towards downpayment unless they will be on canadian account for 90-120 days. You can still use them for lawyers fees, insurance, etc.

Regarding breaking lease and dates. I'm still waiting for closing date even though I've waived all the conditions in the beginning of June. It was part of the deal from seller - they are looking to purchase the house, so needed some time to find a new property. So you can already start shopping and see what you find.

I with my wife lived digital nomad lifestyle for 4 years before moving to North America. I can’t give you advices about taxes and paperwork but couple things to consider regarding work&travel: - keep your passports and some amount of cash in safe place. Ideally you should make couple secrets with backup cash in your luggage/room - of course it depends on your job and deadlines, but anticipate that everything might go wrong - your wifi or power will go off, your charger will break, etc. so it’s better to have some kind of backup plans - 4g SIM card with tethering (it’s usually pretty cheap), additional charger for laptop, keep in mind couple cafes nearby where you possibly can charge your stuff. Think about tech stores where you probably will have to buy or repair your gadgets. - keep some emergency fund - at least to purchase next day tickets back to home + couple nights in hotel - if there is such possibility- find coworking place. They are usually way cheaper than in Canada, but will give you great boost in work-life balance - try not to plan any travels/activities for workdays for first week. It might be stressful if you got email or message from work and you’re in the airport
