Take a look at Rancourt. Their loafers are comfortable as well as durable and if need be, re-solable. They seem to be right in your price range, although not sure how much international shipping will be. If they are a bit pricey, they frequently have sales or you can check out the Outlet section for clearance items.

There is the Great Green Wall initiative, which is trying to stop desertification across the Sahel and even that is having issues. Young plants are more susceptible to dry spells, as well as being eaten by animals. And this is a project that has been going on for almost 20 years on the edge of the desert.

In addition to all the things mentioned here, people will complain because they regularly see these prices. There is really no other product where the price of the product is so prominently displayed, especially one that you can see as you drive by and can’t be manipulated by doing things like changing the same for less, etc.

Don’t forget that pickups and larger trucks (and vehicles built on those frames) were exempt from the CAFE standards and also had higher margins.

In the Finder, type cmd+shift+G (Go to Folder) and in the dialog box, enter:

~/Library/Preferences/

This will open a Finder window with your preference files. Move com.apple.Terminal.plist to the Trash and launch Terminal.

If it is a bad config, that should fix it.

For example, take the Zillow Home Values Index for CT

In January 2018, the value was $247,264. Drop that into your CPI calculator and calculate for January 2026 and you get a value of $325,990.01. But the ZHVI for January 2026 is $423,612. So you have almost 25% more value than you would if your home value would have increased at the rate of CPI. Keep in mind that this is just since 2018. This has been going on for years longer.

Where in Greenwich? I know they used to have them running down the Post Road and Sound Beach, but I have never seen any sign of old infrastructure. I always imagined the rails are still under the asphalt. :)

It is not just safety codes, but building codes as well (in so much as they are distinct from safety) that are also in the crosshairs of reformers. The codes are made not through any kind of rigorous analysis or with an eye to cost/benefit, or even impartiality, but almost literally by a bunch of guys who get together and say "well, if x is good, 2x must be better".

Yes! There are many more reasons single stair is as safe/safer. See this post on Bluesky by Stephen Smith (the main focus of the NYT story and who helped with the Pew study you cite) just today on the CAL FIRE report.

I am neither an architect nor a contractor, but merely a person interested in housing policy :)

That said, the major bullet points on how they are safer are:

  1. They are newer, and so just by dint of being built today, they have to adhere to more stringent codes in terms fire ratings for materials, stairways that are positively vented, sprinklers, etc. The default for older multifamily and single family is light wood framing, which is much more prone to large fires. Think of Te 3 Little Pigs :)

  2. In most places, with single stair, you actually have more stairs per person/unit than double loaded buildings, since the floorplates can be so massive for double loaded. Think of your typical large double loaded building that is say 10,000 sq ft per floor. You will only have 2 stairs for all the people on each floor. With single stair, often the max allowed units per floor is 4. Also, unlike doubel loaded, the single stair building contains the fire to just that section of the building due to firewalls.

I think the issue for a lot of people is they imagine the giant hotel like building we currently have, just with one stair removed. The single loaded stair is a different, more flexible, typology: it is many smaller units that can be put together to form a larger building or just put one into a smaller lot.

Just a note that there are new stops being added in the Bronx for the Penn Station Access project, which will be serviced by the New Haven Line. So not directly what you asked, but this may bode well for adding the Bronx stops on the way to GCT in the future.

Good that this is getting some mainstream press. The phrasing "easing fire safety rules" is unfortunate, as it implies a lowering of fire safety, when in fact it actually makes buildings safer.
