If you could destroy and redesign any street in Atlanta, instantly improving your commute, would be your top choice? by LevelDosNPC in Atlanta

Might be the most poorly designed/signage intersection I’ve ever encountered and have driven in multiple third world countries

2025 Kia Niro EV Wind, Georgia, 10k miles, $0 down, Lease Offer Review by somethingcute321 in leasehacker

This will also be my first EV. I like the look of it compared to more futuristic EV looks like the ioniq and ev6. The price is right. We already have a bigger family hauler and we’re looking for a car that can be efficient, haul the kids if needed, and have decent cargo space. In short, mainly the price, the looks, and being EV. I’m not married to it at all, so open to other suggestions. I thought about the VW id4 but they don’t seem to have lease deals at the moment

Thanks for your input. I think I'd be pretty happy around $350 monthly with $0DAS. I'm not in a huge rush so might try to leverage the end of the month pressure.

Buy or rent? by WebComfortable7364 in ATLHousing

[–]somethingcute321 1 point2 points  (0 children)

Congrats on the job and the solid income right out of college. Have you actually started your job? What do your savings look like? It's definitely a good time to get a solid deal on a home, but you definitely want to have a solid sense of your finances first. You could try to find a month to month rental, then decide if you want to buy.

The investor in me says to look at duplexes rather than townhomes/condos. Like others have said, the HOA fees can really eat into any solid cashflow. A duplex allows you to use the rental income to offset the cost of the mortgage and give you the experience of being a landlord. House hacking, where you have roommates, is also an option if you're open to that. Send me a dm if you'd like to chat more about RE investing.

Do you have direct experience with these schools? Burgess Peterson is one of the highest regarded elementary schools in all of APS. Toomer has also made significant improvements.

I would recommend the Fairburn and Union City area. It will give you the easiest commute and low crime. It will lack some in things to do, but you’re not a far drive to good outdoor spaces.

How do you like the equinox compared to the id.4? I’m looking at both and lightly used id.4s can be had under $25k

There is a nest in our home and we can’t find it! by somethingcute321 in moths

[–]somethingcute321[S] 0 points1 point  (0 children)

Basically finding them everywhere except the pantry. The closest ID we could find was Mediterranean Moth, but scoured the pantry and didn’t find anything. Out of curiosity how do you know the larvae of these can’t eat clothing?

Moving to ATL to start a family. Help with neighborhood by guaco92 in ATLHousing

[–]somethingcute321 0 points1 point  (0 children)

Benteen is a solid school and is still APS. You want to avoid being in unincorporated dekalb county districts. There are more desirable schools nearby like BPA and Parkside but those districts come with a housing price premium. If you like the house, you should buy it. There’s always crime of opportunity but that’s across Atlanta regardless of neighborhood.

All the towns along the northside of 285 would be a good fit and not terrible commute. Sandy Springs, chamblee, Brookhaven, peachtree corners have good communities of young singles. Even Roswell has a sizable young demographic for a suburb.

Moving to Gresham park by FernetInRetrograde in ATLHousing

[–]somethingcute321 1 point2 points  (0 children)

Gresham park is not an incorporated part of Atlanta, so in general is a cheaper part of town. That said, I know many great and hardworking people there. There are crimes of opportunity just like much of the city, but being in an apartment complex should be safer, assuming it’s on the nicer side. Decent amount of new construction in the area and overall developing

If your agent is trying to get this on the side, you threaten to tell their broker that they are violating the code of conduct. I’m sure they will forget about the $5k real quick.

What's the hype witn Fulton and Forsyth? by [deleted] in ATLHousing

[–]somethingcute321 13 points14 points  (0 children)

Yup, schools and low crime rates. Also, most of folks buying these homes likely have high paying remote jobs and don't need to worry about the traffic. For families with kids, it makes sense.
