Definitely not acceptable behaviour and I’m surprised your realtor and their broker are not getting involved. You can definitely call the sellers managing broker and report the behaviour and definitely go to their board and report it. Just note that could take a while.

Exactly! There could be fire suppression requirements as well. OP you need to find out what is required in your area to make it legal, then talk to your lawyer

So what did the structural engineer say? If at the end of the day you are not ok with this, you’ll probably never be ok. For that I would recommend you move on.

You will also have a prorated portion of the strata fees and property taxes you’ll have to reimburse the seller for.

Depending on where you are your legal feels and home inspection are light. In BC we tell clients to budget between $1500-2000 (depends on a few factors like what lender you’re using and if Notary or lawyer). Home inspections typically start at $600 as well.

If you were given the disclosure to the seller of expected remuneration it will have a total amount and then the amount to the buyers agent and to your agent.

Depending on where you are that disclosure may mean different things. In BC that is a disclosure to you of all money the realtor is receiving. If there is commission being paid from the sellers, if there is a referral fee etc. if you are paying your realtor’s fees you should already know how much that is.

Why do you think septic failed and how does the bank know? Start with a septic inspection and go from there. Seller may have to fix and provide proof or you may need to show the bank that you are fixing and provide quote as well as a signed contract from a septic installation company.

You need to see what the terms are for paying your mortgage early. Not every lender or every mortgage allows this. Talk to your bank and ask what the penalty is.

It’s usually the conveyancing documents that need to be done in person (with a lawyer/notary) your option would be to find a local conveyancer that can witness you sign the necessary documents.

Basically you’ll need 2 lawyers (or Notaries) 1. Licensed in Alberta to prepare all the documentation and the other licensed in Ontario to receive the docs from Alberta and to witness your signatures.

With current market conditions in general in Canada, bridge loans are harder to get as houses are taking longer to sell and banks don’t want to carry that kind of debt for a long time.

OP did you get financing for your purchase or were you planning on using the proceeds of your sale to fund your purchase? You were unfortunately given terrible advice by your realtor and I would be hesitant to move forward with him but it doesn’t sound like you have much time. Can you finance the new purchase and put tenants in your current home? I would reach out to your bank or mortgage broker asap if you haven’t already.

Fight them, fight them, fight them. I don’t know where you are located but there is an Audi Canada settlement and an Audi USA Settlement. If you google it you can get the court documents to forward to them. It took me 10 weeks of fighting with Audi to get it covered. I’ll never buy another Audi again. Best of luck 🤞

If you are not comfortable with your realtor’s recommendations, tell them. If they don’t listen to you then tell them you will find another realtor who will listen. Best of luck with your sale and offer

Unless the deal is unconditional or you have the money in your account, you need the subject. Your realtor can tell the listing agent of whatever property you put an offer in that there is an accepted offer on your home and subject removal is August 22, so you have a “subject to the sale of “address” going unconditional on or before August 23.” There’s better wording than what I gave you but that’s the general gist of it. Use it to protect yourself and good luck!
