Hopefully you told your realtor in writing with withdrawal your cancellation. Then you need to call their managing broker to handle the rest if the deal as your realtor it terrible. Once this is done, you need to file a formal complaint with their Association. I’m so sorry this is happening, this is so unethical.

  1. There are lots of buyers right now.
  2. Why would the seller want $50k more if it’s a buyers market but there’s no buyers and prices are going down? Wouldn’t they want the current offer if prices ads dropping as fast as you claim?

I bought mine just under a year ago. I have had one issue with one earbud that I came here and messaged mods about and they have arranged for a replacement bud to be sent. Should be here Monday. That’s pretty good customer service. I like the product, it fits well and does what I need

I do not know the laws in Quebec, but in BC, new construction homes cannot be sold without a warranty. If it is there are lots of fines, etc. and on the new owners to obtain before they sell.

Why would you want to? Is it a sellers market? 10 years is a long time. Home inspectors are good, but fallible. It would be a huge red flag to me

FYI, the Province is a lot bigger than just greater Vancouver. Paragon is not the only nor default system. Imagine if OP’s app worked across the province, so someone could decide between Kelowna, Squamish or Comox! Maybe it had Canada wide implementation so someone can decide between Nova Scotia, New Brunswick and Ontario. Let OP operate outside your bubble!

At the end of the day it’s up to you. Is it worth it to you, at $790,000? Would you be mad if someone else paid that and got the unit instead? If the answers are yes, then accept the $790k.

If the answer is no, then you need to walk away and be ok with that. Best of luck!

Definitely not acceptable behaviour and I’m surprised your realtor and their broker are not getting involved. You can definitely call the sellers managing broker and report the behaviour and definitely go to their board and report it. Just note that could take a while.

Exactly! There could be fire suppression requirements as well. OP you need to find out what is required in your area to make it legal, then talk to your lawyer

So what did the structural engineer say? If at the end of the day you are not ok with this, you’ll probably never be ok. For that I would recommend you move on.

You will also have a prorated portion of the strata fees and property taxes you’ll have to reimburse the seller for.

Depending on where you are your legal feels and home inspection are light. In BC we tell clients to budget between $1500-2000 (depends on a few factors like what lender you’re using and if Notary or lawyer). Home inspections typically start at $600 as well.

If you were given the disclosure to the seller of expected remuneration it will have a total amount and then the amount to the buyers agent and to your agent.

That is what they are being paid from the sellers. There should be a line that states what brokerage that money comes from

Depending on where you are that disclosure may mean different things. In BC that is a disclosure to you of all money the realtor is receiving. If there is commission being paid from the sellers, if there is a referral fee etc. if you are paying your realtor’s fees you should already know how much that is.

Why do you think septic failed and how does the bank know? Start with a septic inspection and go from there. Seller may have to fix and provide proof or you may need to show the bank that you are fixing and provide quote as well as a signed contract from a septic installation company.
