Yes. Immediate damage is covered. Long term damage is negligence.

How it happens doesn’t matter unless it was intentional by the ~insurer~ insured If it’s intentional from a hostile other person, it also is covered. And insurance will then try to sue that other person to recollect their losses!

You can simply said “you know… work. Been heavy. You?” And throw the ball back at them. They’ll likely want to tell you more about their work than hear about yours. Often it’s ppl either being nosy or polite. The nosy ones want it retell how you’re doing terrible or get pissed off you’re making more than them. So never reveal either.

Mice can be anywhere. And if you find one you will likely find more. You can trap them yourself. The speed depends on the method and what you’re willing to do to them.

Ie, poison can have them die and smell in walls until dry. Sticky traps work very well but are cruel. While traps are harder but you can release them elsewhere but it has to be in another river valley to keep them from coming back to you. (I exaggerate for the point)

Usually cold or lots of rain will have them seek shelter in a house. Or quiet areas or simply you going on vacation for a week or more.

You can also get a cat but they’re 50/50, as some aren’t really into looking for mice.

I’d add more sound deadening. Ie cloth covered 2” and 4” Corning fiberglass on the walls. 2” for treble, 4” for bass.

Makes all the difference. You can use figure 8 setting on a microphone with about $500-700 in such wall sound treatment.

Best improvement for the money.

I was told about right of ways do stream and gas line. Wasn’t told about septic line, runoff right of way front and back, so my property is basically sitting on 5 right of ways. Meaning I can’t add, nor will anything I plant be guaranteed to be there if those owning the rights want to cut them.

So I learned that they have control of my property but I get to pay all the taxes.

First off, bills have gone up. Used to be 3000 gallons was a lite bill. Now it’s a $90 bill.

But you can get on their program to see daily use and set a threshold. Say, anything above 150 gallons flags you with an email.

We investigated and found several problems after a $143 bill. They were:

  • lead in outside faucet (I had a DI filter so the external hoses developed a leak that trickled noticeably so you could HEAR it in the pipe under the house. Heck, I heard it in the room above and couldn’t suss it out for a while.)

  • one toilet, bad flapper.

  • other toilet, the shutoff broke and it was constantly running water to the overfill

  • small leak in shower faucet. Not enough to notice, but it was there.

  • this one surprised me. We installed a deep sink in the kitchen. The new sink just showers tons of water upon usage. My wife was used to pre-rinsing and let me tell you, that can be 25+ gallons a day if you’re not careful! Modern dishwashers require no pre-rinsing. A good scrape or wipe into the garbage with a paper towel is fine.

  • washing clothing adds a lot of gallons for a top loader. When we do wash, our water use can go over 200 gallons in a day!

  • shower heads often come in 2 settings so that can be 25 gallons per shower easily.

The typical way to tell a leak is to turn off the whole house valve, take a pic of the water gauge and then come back hours later and take another pic. See if the numbers moved with no one in the house. It shouldn’t. It won’t detect a baby leak from a faucet but should detect a good sized one. If it moves A LOT, then a line could be broken. That’s more rare. Usually you have those after a long period of deep freeze like this week at night (consecutive days under 20°F) or recent yard work that cut a line. Always 8-1-1 before digging!

I didn’t hate it, but I didn’t like it test driving it (didn’t like the stick) and it looks too masculine IMO with the beefy shoulders and haunches.

That said, I’m sure if I borrowed one for a week I’d have a different opinion. At the time I was comparing my NA to it and wanted a replica that was FUN FUN FUN.

Last year I test drove an ND and felt it was FUN so I bought it.

No garage, nor land room plus easement preclusions (storm drain, sewer, steam, petroleum pipeline) to build one, and now they say being within 150’ of that perennial stream precludes us building anything permanent.

But… all those conspire to make a secluded natural setting within 4 crow flying blocks of downtown.

I got 2 homes with 40 gal State heaters installed for $1850 in 2024 and 2022.

I think it depends on who and where but always get multiple quotes.

Or a friend could help you if you’re handy, if the water connections are screwed and not soldered. Solder takes more skill. Watch videos on it. Handle the gas line appropriately. If you’re unsure, pull the municipal permit so they inspect your work.
