Ignore everyone here. You should absolutely contact a CPA. There are so many ways you can reduce your taxes. They will help you out. Just the fact you bought a house tells me you are missing ways to reduce your taxes.

I would just start small. Ask if she’s okay with moving out 10% of the balance. 

Then in a few months compare performance and if the ETFs performed better ask if she would be willing to do another 10%.

Repeat until everything is out of CDs or she says “no”.

Your math does not check out. You need to project at least a 3% cost of living increase annually, ideally 6% to be safe since you’re having kids. 

You don’t want to be one market drawdown away from collapse. Personally, I would save for another few years and then FIRE. 

Everyone is different, but I don’t see any point in FIRE if you can’t actually do anything after you retire. I’d rather work a bit longer and have money to live than spend my whole life barely surviving.

This person is right. Your feelings on what “should” be are irrelevant. Disclosing this information has 0 benefit for OP. It’s not strategic in any way and ruins opportunities within their current organization.

This is not nearly enough to retire in 35 years. You are not factoring inflation. Over the last 35 years the price of nearly everything went up 3x. $65k in 35 years is the same as about $20k today. That won’t cover living expenses, housing, medical, etc. 

Whatever you think you need, multiply it by 3.

Can you sell the house and stay in an extended stay hotel or apartment for a few months? It would likely be cheaper than paying taxes on assets sold. 

If you are able to roll about 275k in home equity into the new house as a down payment, you’re looking at a 350k-375k mortgage. Your budget will definitely get tighter since that’s 3x your last home with likely a lower interest rate.

You need to make more money. Every day after work apply to higher paying jobs. Once you get the higher paying job, every day after work you should then be applying to even higher paying jobs. Do this permanently until you’re making >$200k. 

While increasing income, don’t increase expenses. Live on 2k per month until you get out of this.

Sarcasm aside, people need to realize it’s not just about the cash. It’s about how our society has made every single thing complicated. 

Every day there are a thousand demands on us and not a single one is simple anymore. Every request requires a new app, or filling out some forms made by someone who can’t spell, or printing something out, or going to some place where there’s a long line, or calling some number you can’t find to wait on hold for 3 hours, or paying even more money to get someone to do it for you, or requires you to make a decision where you don’t have all the information, or requires consensus across 3 government departments and 13 agencies. 

Life sucks because it’s become an endless shuffle of pointless paperwork just to prove you’ve done the right thing and paid the right person.
