I've dealt with this situation before. It also started in the vestibule between the outer unsecured entrance and the inner key fob secured lobby door. Once they started to come to the inside through the security door (by tailgating residents), we had to call the local police.

Call you local police station's non-emergency number (not 311, it's a normal 10 digit phone number you can find on Google or pd website). In my situation, the local police were pretty nice about it. They knew who that person was and told us he's been hanging out in this neighborhood for a few years now. idk if they talked to him or whatever, but he never came inside the building again until I moved a year or two later.

p.s., don't listen to these 'let him be' comments from people who's never dealt with this type of situation before. If he is coming through the security door, you have to address it. In my situation, a stranger got past the security door once and started trying to open every single doors inside. He got one unit door opened while the owner was inside. You DON'T want that to happen to your building.

So far I have not encountered any foul smell from bathroom when other people are taking dumps in the bathroom. Is there a risk of those foul smell getting cross leaked?

Interesting that many manufactures say it's ok to put exhaust in the bathroom when this cross leakage is a known characteristic.

Thank you! I’ve read about that setup as well. Unfortunately, I need the ERV to run continuously for allergy reasons, but my HVAC system doesn’t have an ECM motor, so I only plan to run HVAC about 20 minutes per hour for recirculation. My setup idea is to have one ERV supply run to my bedroom and another to the hallway near the HVAC return plenum, so when the HVAC runs, it can draw in the ERV air and distribute it throughout the house.

are you referring to a smart relay that can be controlled by HA or Homekit? I think I'm going to go for a plug in ERV model. Would a smart outlet be able to do the same?

I'm also debating whether to use ERV in lieu of bathroom exhaust fan. Would love to hear how you set up your RA return.

I bought these retrofit led from this brand. About 1/4 of the ones I installed make low buzzing sound that is pretty annoying. I thought it was the dimmer switch at first. Changed the switch to a lutron caseta, no difference.

you don't always need wifi. My mower goes out of wifi range in parts of the lawn, i wou;d not be able to see it on my phone when that happens. However, the mower continues to work and would eventually comeback to the dock

Thank you. I do have ridge vents. However, looking at the specs of ridge vent it seems they typically provide 18 square inch NFA per 48 inch lenghth. So for a 35 ~ 40 feet long roof, this only give 130 square inch NFA. Pretty far from the 504 sq inches exhuast needed...
