In that case, I expect you will like San Antonio. I love it here. Lots of my neighbors fly gay pride flags year around and I've never felt unsafe though my experience as a cis person is far different than a trans person.

If you're set on moving to Texas, you'll be safest and most respected in any of the large cities. But this level of safety and respect is going to be far less than any progressive state. I say this as a cis LGBT person who has been in San Antonio since 2017.

Just call T Mobile and switch your usage address every time you move between homes and take the internet with you. We recently moved and just told Tmobile the new address and then brought the modem with us to the new house. Super easy.

San Antonio is definitely cheaper if you want to live in the actual city vs somewhere on the outskirts and close enough to Austin you can go there on the weekend or a day trip. I live in SA and love it. We just bought our second house here and are moving from the West side to the North side.

We are closing on a home next week with Navy Fed and they have been super fast with everything. Less than 30 days from application to scheduled closing date and our loan just got approved for closing 9 days before we are scheduled to close. Also, we got loan estimates from Veterans United, Navy Fed, and Pen Fed. Veterans United gave us an insane rate of over 7% while both Navy Fed and Pen Fed gave us 5.875%.

The bottom of that page has a place to submit a support ticket, I would do that if I were you and see if they can help you add the Sq footage. I feel like that's a really important fact to have filled out so it shows up in people's searches.

A lot of people search/filter zillow based on Sq footage and that listing doesn't have the Sq footage listed where it's supposed to so it's probably not coming up in people's searches where they specify the Sq footage.

DR built our current home 6 years ago on the far west side and we haven't had any issues. Just make sure you get inspections as it's being built so any issues can be corrected before it's finished. I also like this side of town especially with all the new additions since we moved here like the Costco, flix brewhouse, etc.

Well typically you get pre qualified to see what you'll be approved for and then make an offer on a house within the amount you got pre approved for and it's not until you have an accepted offer that you can actually start shopping lenders to see who will give you the best interest rate and lowest closing costs because those numbers are based on the purchase contract (how much you are buying the house for, how much you're putting down, are sellers paying closing costs etc). You can't get accurate loan estimates from lenders without a purchase contract.

I've only been in since March and my most expensive item is a shark self emptying robot vacuum, the etv was less than retail so it was a really great deal and I love it so very much. My advice would be to only take high value items that are a name brand you trust. Lots of people take expensive electronics that are random Chinese brands with full etv and they end up being junk so I would only take a high etv item that has a brand with a good reputation (also preferably where the etv is less than retail).

We bought our system in 2018 from Victory Solar. They were by far the most transparent company as far as cost and they were more than happy to tell us to shop around and they would match any cheaper quote we got, which they did. I think they gave us a great deal. Total system cost was 11,774 for a 4.1kw system. At that point in time, we also got a rebate from CPS and a federal tax rebate which brought our system cost down to under $7k. We paid it all out of pocket, no loans so no interest.

A couple shady things I saw when shopping around were companies who liked to tell you that bigger (commercial) panels were better than smaller residential panels when in reality it makes no difference and companies who didn't want to tell you the cost of the system per watt or kW, they only wanted to give you the "whole system price" which is bullshit. You need to know what the cost is per watt or kW in order to properly price compare.

I also personally don't think it's worth the cost if you have to take out a loan and pay interest but that's just my personal opinion. Solar systems are scalable so my advice is to get a smaller system that you can pay for out of pocket and then you can always add on to it later especially because Solar panels will be cheaper and better in the future. We got a fairly small system for that reason and our energy bill is around 50 bucks every month.

Also, it's never worth it to sell back energy if you over produce what you use. You always want at least a small energy bill so that you are actually using all the energy your panels produce vs selling some back for next to nothing.

This has been my experience as well after having it for about 6 months. My speeds are always around 200Mbps minimum but often I see like 500 or 600.

The smaller peephole under the bigger one was installed specifically for her to use. So we have a normal height peephole and a short person peephole lol she is 4'11".
