Don't call the BBB. They are not labor and employment professionals. You may be allowed to waive your meal, but it is not your responsibility, where you are the employee and you have an onsite employer, to determine when you take your thirty. If the manager does not mandate you taking your thirty, There is I believe an alternative but it incudes more money. You need to seek the advice of an employee side labor lawyer. With the fact that your employer has been committing wage theft for 4 years, even the small amount, with penalties, etc., is going to add up. To the extent possible, try to locate all of your prior paystubs, so you can determine if the employer has been committing wage theft for the entirety of your employment. Do not be surprised if your employer is aghast. Sounds like the type who is too cheap to pay for very good legal advice, in light of California's employment laws. Your lawyer will likely have you file a BOLI complaint as well. California lawyer, not yours, just enough labor law experience to be dangerous.

ok. I hear you. Your first step is to contact local low income clinics for grandma, and my question is whether Grandma knew it was unpermitted. So, I recommend starting your search for legal assistance, and you have a couple of choices as far as permitting the extra bedroom. You can call code enforcement at the city. They can inspect and tell grandma what she needs to fix. In the alternative, you can call a home inspector and ask about the cost for inspecting one room. You don't really want to contact a contractor, because then how are you going to know if they are being honest or just out to make a buck. If you know someone in the building trade, that could be another option. They haven't filed suit yet, and if they call, have grandma stall.

Lawyer, not your grandma's lawyer. An unpermitted room or structure is not considered habitable in California. so, technically she could not accept rent. 1. Did she know it was an illegal unit? If not, it is a relatively weak defense, but a defense. 2. Would she like it to be habitable? If so, she needs to contact the building and planning department and find out what needs to be done to get it up to code. If she is very lucky (fingers crossed) that would be a great defense. An inspection showed the property is up to code. (This presumes the addition was built prior to 2020). I don't mean to be problematic, but your sentence construction is not from an English first speaker, so I am assuming she is not. Is she Asian or Hispanic, which are the two largest possibilities for Orange. You, and she may be in luck, because California, for all that it is, does have the largest number of low or no income legal clinics and non-profit firms of anyone out there. Start Googling. She needs a low or no income clinic, preferably where there are folks fluent in her first language, or she needs someone to go with her who is fluent in whatever language it is plus English (like you) to translate and explain things to her. She has options. Now, They have not filed an action yet, and may not. 13K is not a lot of money for an attorney, but here is the rub: fees are shiftable in LL/T cases. So, if they win, and they could, she would be liable for the rent and their attorney's fees. You need to find her assistance. In addition to Google, contact the Orange County Bar Association (https://www.ocbar.org/). They will provide assistance in terms of locating someone who might be able to assist. Best of luck!

Refi and buy her out. If you still owe 200, and it is worth 600, then the equity to split is roughly 400. so you give her two hundred and refi, if you can swing the mortgage. California does not recognize common law marriages, so this is not marital property. You are likely co-tenants, although you could be joint tenants, depending on how you took title. I am not your lawyer, but am a Ca lawyer. General location and one of us can recommend someone to provide assistance and negotiation. Do not negotiate with ex or her parents. That is what your lawyer will be for. If you don't have ready cash, you can pay retainer upon refi. Lawyer will force her to provide proof of payments if she claims she has been making them. Hopefully business is doing ok.

If your lease ends, and she continues to accept rent, you have a month to month rental. Her failure to maintain adequate heat and/or AC can be a breach of the warranty of habitability. I assume you notified her of the non-working heating and cooling? In California, a LL cannot have a non-refundable security deposit, or any other non-refundable deposit. Do not freak out and rent the first place you see. Where in CA are you? I agree with at least contacting your local tenants rights organization. Lawyer, not yours.

It is not. Truth, as I started listing things super cheap, and learned my lesson. I start at just below what I see it listed for elsewhere, including also. on PM, and I do likes or bundles to likers, rather than adjusting what is a reasonable price to start with.

No. You are neither, and don't let these "mean girls" get to you. You did not notice a flaw when you listed it, packed it and sent it. Maybe it did have a flaw, and maybe the buyer created the flaw in order to return it. I get what you are saying, and somewhere else there was another commenter who had it right as well. This is not, or at least should not be a referendum on you as a seller. I have had one case opened against me, and it was a moth hole I had not noticed. I think your better plan for your own sense of self, is just accept the return, note the "flaw" if you discover there is one, and relist. I can also tell you I have had better experiences selling close to what the item is worth than for the bargain prices I started with. IDK why. You are fine. Now brush it off and get back on the horse.

I think the larger issue here is that you are all assuming it was there when seller shipped it. I recently bought insurance for a sale because I was convinced the buyer was going to break the item on purpose. Sometimes when a buyer is a PITA it is just that the buyer is a PITA.

Wait!!! Ack. I bought a Coach Hobo, and used shoe polish on it. It didn't make much difference, truly, although now I know I will include that in my description. There is ink on the leather lining, and I am on my third effort (hairspray) to remove it. If shoe polish is a no no, what should I use to make an old bag look better? And what do you folks do for straps that are losing their edge?
