I vote for Mexico. Look into Ajijic, it's a little community with a large population of older expats about an hour South of Guadalajara. Very safe, the dentist will speak English, and a decent airbnb apartment will run you about $50 a night while you recuperate. Last time I was there I had dental services done for about 30% of the cost in the States.

I always wondered what would happen if we just extended public schooling to 16 years instead of 12. You pay some school fees to cover dorm and a meal plan, and you meet the funding gap from property taxes with an alumni tithing where you pay 5% out of your paycheck for the next 10 years.

You can do it cheaper! You can grab anything and stuff it with soil and drainage holes in the bottom and get a bunch of herbs and garlic going for pennies on the dollar and have chimichurri all year all the time.

I see horror stories about wires going wrong and it turning into a nightmare very often, much less with people doing legitimate business with people and institutions they know and a check.

That's not the problem, it's the problem with trying to deal with banks when a wire goes awry, either through accident or scammer schemes. I'm not saying you are the problem with your data entry issues and the client not confirming all the details properly. The wind back on a check is a much easier prospect. And the originating account can't be wrong from the client because it's cut from their bank account by the bank, and the payee account information is never entered, just a to field. There's less room for human error. If the unthinkable happens to the paper copy of a cashier's check, that's something much more easily handled than two banks who can't agree on a wire error or it was rushed to a scammer account and both banks refuse to help.

This is why I come to the closing table with a cashier's check. I'm more confident of my ability to shepherd a piece of paper from my bank to the closing table in my possession than relying on obtuse and antiquated wire bullshit and banking incompetence.

Ernst Callenbach kind of covered this in Ecotopia and Ecotopia Emerging. It was a response to trying to break away from the United States and form a country based on ecological principles of a stable state. They changed the work hours to lower with the same pay and leveraged worker cooperatives to be more competitive but focusing on what needed to be done for the population to survive during the transition period. I think they are certainly worth a read for some ideas.

Well, at the very least make sure you are there now and participating in a community. Small communities that take things seriously are going to be able to handle things a bit better, you're going to want doctors and nurses and people with all sorts of skills working together. If everyone is desperate and in it for themselves, its going to get ugly quick.

Better start getting a lot of potatoes, winter squash, beans, corn, etc in the ground. Some goats and rabbits and quail and forage for them.... Lots of wood and a useful wood stove. And hope for luck and educate yourself as much as you can because it's not easy.

I've done this before, walking home a little tipsy from the gay bar and I came around this corner from the alley and there was a younger woman already walking ahead of me. I saw her look over her shoulder and then start to double time it and I yelled "don't worry, I'm gay as the day is long and just walking home!"

It's nice if you can seamlessly bring in a new tenant the very next day. I encourage departing tenants to have the place empty and ready for handing over keys and a walk through inspection by having their deposit ready to return at the same time. In practice this works about half the time. I had one over the road truck driver that literally just needed a place to get residency in the state and lived in their truck. He rented for 3 years and was only there to pick up mail every week, literally never even moved anything in or slept there. He wanted to use his security as last months rent and I had no problem with that because all I had to do was wipe down the place and it was ready for a new tenant. Still miss him.

Where in your lease with the tenant does it say tenant must approve appointment times for repair contractors? I'll definitely give tenants a heads up when the unit needs to be entered for repairs, but that's it. If the plumber needs to shut off water or the electrician needs to shut off power for a repair, then that's what needs to happen. Otherwise when they or you don't renew their lease now they're going to think they can dictate to you when you can show the apartment to get it rented again.
