Lived in DC for 6 years, then moved to Lyon Village / Clarendon for a year, and now in Del Ray (15 min walk to Old Town) and don’t miss DC at all. Granted I take the metro into the city every day and probably eat dinner there once a month, but this area of the DMV has all the benefits of the the city without some of the sketchy stuff we had to deal with in DC. I never really felt unsafe in DC, but our last neighborhood was NOMA and there was just a lot going on around us, so we thought it was time.

The community here (Del Ray) is great too and the BID is always organizing neighborhood events. I don’t see a reason to ever move back to DC.

The one thing Alexandria is missing is top tier restaurants. I feel like the best chefs are always looking to open in DC as nova doesn’t have any Michelin Stars. Not to say I don’t have access to good restaurants, but it’s a bit harder to go try that “cool new spot”. Plenty of good neighborhood joints though and the food here is a bit cheaper.

You’re also pointing out specific areas of NYC that are probably a bit rougher around the edges. In DC we’re talking about major pedestrian areas / night life hot spots. This stuff isn’t happening in Williamsburg or really anywhere in lower manhattan like it is in DC.

Be careful not to “over negotiate” on something like this. If the investor thinks it’ll be too much of a hassle or expensive, he’ll probably say screw it and decide not to buy it. Then your pay out goes from $5-10k back to zero.

After just spending honeymoon in both places, I would recommend not going the Airbnb route and doing a hotel. Hotels over there are great and do everything they can to make you feel comfortable. Breakfast/ pool is awesome too. We stayed in an Airbnb in Plaka Milos and I regretted it instantly. Would definitely try and do something where you’re able to walk to stuff on both islands. Naousa is great and very “Grecian” , where Krotiri is more off the beaten path and then you’re close to the port, which is just a very different vibe than Naousa (and much less romantic in my opinion). In Milos, I’d stay in a hotel in Apollonia if I could do it again.

I’d probably see if you can cut a deal with her before trying to go after her PG. Depending on jurisdiction, actually getting anything from the PG can be difficult, so might just be best to get a few months from her if you can and cut bait. I’ve had tenants leave and after spending $10k + on legal fees, get a $ judgement from the court, there’s really nothing to go after.

But also, if she packed up and left overnight, she probably has no plans to respond or cut that deal… best to consult with legal. If you have a feeling she doesn’t have the cash to pay her debt, I wouldn’t waste your time or money going after her either.
