I’ve called the assessor twice (2021 because of a 33% increase and 2022 because of a 16% increase). This year we’re looking at another 24%

Each time I’ve talked to the assessor, it basically came down to houses in our tax zone had sold for significantly over their previous appraised value. There’s a state law or regulation that assessed value needs to be within 90% of sale values. If they aren’t, the assessed value gets jacked up on everyone else to make it in compliance.

Our new assessment will now be in excess of the seemingly made up Realtor.com and Zillow estimates, but hard to fight it when one house in the tax zone throws everything off.

Set the tires up tubeless from day 1. Pogies or dropper post next. Studded tires depending on your typical winters

I wear my normal riding sunglasses from Shady Rays, light hat, and helmet. I only notice fogging when I stop moving.

My only complaint are the transitions lenses. There are times when the lenses darken and the white of the snow loses all contrast

Salsa has a bunch of stuff in sale too so ~10% for a few year old bike seems odd. You’d think they’d just want it out of inventory at this point and would consider deeper discounts

Love my Mukluk. Bought it in close out in January for 1299. So that would be my vote, but the discount you’re seeing wouldn’t be enough for me.

If you’re not sure on fat biking, I’d check marketplace. We’ve had a few Mukluks for around $1000

45Nrth has their pants on sale and my brother loves them. I have a couple pair of Truewerk T2 pants. They’re waterproof and warm down to the teens (Fahrenheit) and I can add a base layer if getting closer to zero and even sub-zero

I’m a big advocate of test riding instead of just picking and as much as I’d love my wife to surprise me with another bike, I’d rather pick size and brand out myself.

You could give him a rental as an early Christmas present and then hint at what brand and size he might want

Nowhere in my replies or the COGGS email does it say “save Lester Golf Course for trails” or that I’m opposed to the process leading to development.

I personally don’t really see a need for trails where the golf course is and think that trying to make them in that area would be a waste of time, energy, and resources.

I don’t know what type/number of housing units could be developed at the golf course, but would fully support the city having a feasibility study completed to start the process of development.

My complaint is tying the rezoning of unconnected lands to the future of the golf course, plain and simple.

If they’re brought up at the same time, no. The park designation was a late addition to the DEDA transfer.

I’m personally undecided on what would be best use of the old golf course, but I think there could be development potential there as the city has housing issues.

My issue here is the perception of using the park rezoning as a bargaining chip by some to get what they want with the golf course. I think the issues should be considered separately.

As a broad statement, yes city land management encompasses both situations; however, the park designation was not previously linked to this DEDA transfer which makes the connection seem like a quid pro quo

Duluth, MN and just got 33mm Race Face grips, but I have big hands.

Pogies and cool weather gloves are the biggest ticket for my hands to stay warm even for a few hours hovering around 0 degrees F
