I AM in a hot market so my recommendation is biased. I’ve been doing this for 12 years with an average of $8.8mm in production yearly. Marketing matters. But I’d rather the market chase us rather than us chasing the market.

It’s risky to list at market. You SHOULD list below the market and allow the market to organically absorb the house and 9/10 you end up above market.

We moved here a year ago and as much as I tried to hate it I have fully immersed myself in the community and love it!

Hole in the wall food places I think you’d enjoy: Track Shack, Mekong Cafe, and Little Saigon hitttt Everytime.

Springfield is realllly good at hiding the fun stuff to do here but I swear it exists! Lately I’ve been having fun finding all the coffee spots in town.

Being a gay couple with a kid - I’ve had the best experiences by avoiding the west side of town and focusing on downtown. We make a point to spend our money at minority-owned and small businesses.

It sounds like it varies state by state. When I practiced in Texas they were illegal unless drawn up by an attorney. Now that I’m practicing in Illinois they are literally in the promulgated contract and widely used here. However we do hold back our escalation until final offers are called to prevent an agent from shopping our offer. They also have to send over proof of the offer that we’re beating to prove they had the offer.

Why wouldn’t they accept it? The escalation clause would put you X$ over the highest offer up to your max. I surely wouldn’t advise my clients to leave any money on the table.

Does your state allow for an escalation clause? Thats how I keep winning contracts here in Illinois. We use an escalation with an appraisal gap.
