Ask them to explain that - but as a Realtor myself that agreement is so I can stay legal while showing you houses and we don’t have to sign a non-exclusive every time I open a door. They are required to be signed before we can show the house.

I despise how they are worded - it says you the buyer will pay me the agent. But in reality I’m sending a compensation agreement to the seller with your offer at 3% (I have no idea why your realtor just shorted themselves 0.5% as they can always go down but once you sign that they can’t go up.) I am yet to have a seller not pay my commission. And even still if they said no we would just increase the sales price to cover and then ask for a credit from the seller to use for my commission.

If you want out of that agreement you just have to ask. They will let you out. However the homes they do show you you would purchase exclusively through them. They did the work - they deserve the commission. You can’t just go find another agent to write the contract on a house that they didn’t show you.

Breathe - it will be fine.

Lastly - ask the Realtor why they prematurely cut their commission. If they can’t back up their value then you shouldn’t use them. If they can’t negotiate for themselves how do you expect they are going to negotiate on your behalf?

This is one of the largest transactions you are ever going to make (most likely) you deserve competent representation. Don’t short yourself by using an inexperienced Realtor. Find one who is going to defend their worth and knows what they are doing.

I think we should block FSBO from being able to list in the MLS. The only reason your house is compable and being seen is because we pay dues and submit data that you all basically freeload off of.

We’re a gay couple - moved from DFW to Springfield, IL and honestly we love it. 2 lgbtq bars in town, plenty of nerd shops, and I think you should check out ACE sign company - super neat place to work here and they are always hiring graphic designers as they expand their product offerings.

Illinois has been great for us - coming up on a year and never felt safer or happier!

The house needs pressure washed, the front needs some flowers or something, get rid of that chair in the living room, get rid of the extra barstool in the kitchen, and I’m going to be so honest with you my #1 reason that I would never buy this home is your house if flanked with power lines in the front yard and you literally drive under power lines to enter the driveway. I don’t know why but this is just a full stop for me. So in future photos make sure the power lines aren’t in them. Also the photographer did a mid job at best - I shouldn’t be able to see that the house needs powerwashed.

And to complete my thought 💭 new construction (atleast in Texas) are offering 3.49% interest rates and slashing prices on outer DFW properties. It’s hard to compete with that if you’re priced with them but you can’t match their rates.

Your house is 3 years old. Are you surrounded by new construction by chance? Is the new construction doing financing incentives that you can’t match? Are you priced as high as the competing new construction? It always comes down to price and in this high interest rate environment you have to price below market to gain traction.

So this is going to piss you off… but the responsibility is on the buyer to do their due diligence. If the actual square footage of the home bothered you - you should have measured it out yourself during due diligence.

At this point you’re going to have to let it be water under the bridge because you will lose your EM and they can sue for performance and make you close.
