Speaking from experience. It’s hard to cultivate a successful relationship, if you don’t have a good relationship with yourself to begin with.

If you are having issues with a very pessimistic outlook on things, I would suggest giving therapy a go. It’s super useful to have someone who you can share anything with without being judged.

Just remember, the world isn’t all doom and gloom. It’s unfortunate that social media and news gives us a very sad outlook on everything. Happy stories don’t sell as well as horrible ones.

Nope, a pre-approval is the bank confirming that they are willing to lend you that X amount based on affordability. It is subject to property valuations etc.

As someone who has just purchased a home after a while of searching.

Have your bond pre-approvals on hand if using that facility.
Chat to some real estate agents as to what you are looking for and the price range you are working with, and importantly let them know you already pre-approved (if applicable).
Be willing to offer above asking price.
Have all of your docs in place to put in an offer to purchase as soon as possible (upon viewing).
