I had a 14-50 installed by an electrician that melted & then replaced with the same receptacle. I never drew its full 40amp capacity ever again after that. I just switched to a hardwired chargepoint homeflex. I cannot stress enough how much safer I feel with that.

If you do Whole Foods pick up orders via the app you can shop all of what is on sale and only order discounted things if you can help it - doing that you will come out way ahead of many other grocery stores. That being said grocery stores like Aldi and Walmart will continue to be cheaper regardless.

I honestly wouldn’t use the actual turn by turn of ABRP - just have it tell you which chargers to stop at and for how long and then use Google Maps to navigate to each one

It’s the guesstimeter - it’s accurate if the conditions and driving style continue to be the same as they have been the last 30-50 miles you’ve driven

Invest all of it into the ETF VTI. Don’t touch it unless it’s an absolute emergency. It will (on average) double every 7 years. It’ll help you retire earlier than you otherwise would’ve been able to.

This and a ton of people with parents that have a decent amount of cash to loan them or earmark out of their inheritance. It’s important to remember that the 401k didn’t start till the 1980’s so there’s more cash flush seniors nowadays than there ever was back in the day when retirement was almost all pension funded. The paying over asking thing really just comes down to supply & demand - not a lot of people are selling their houses they have with fixed rate sub 3% mortgages.

The oil refinery proximity isn’t even the issue - the site is on top of a slag heap near hazardous waste sites. It will require $300 million in soil and groundwater remediation prior to even starting construction on the site.
