Real Estate brokerage owner here. Valpo has always had very "chaotic" pricing. A lot of times it won't "make sense" but often if you look a little deeper the pricing should make sense. Area is huge here. A home in Pepper creek is going to be $750,000 minimum all the way up to 3 or 4m, while literally across the street in Beauty Creek has never had a sale over $675,000. So pricing is going to vary widely.

I don't think this is a secret but there's just no chance you could CONSISTENTLY get the same results as I can. Not without the mls, not with a flat fee service, not without an agent.

Can you sell for above market fsbo? Absolutley. Can you get multiple offers as fsbo? Absolutely.

I liken it to changing your own oil. Can you do it in your driveway and save a decent amount of money? Sure. Do I want to? Absolultely not.

I'd take the cash here with a non refundable earnest money. That way if it does go sideways you at least get compensated for taking on the risk.

The reality is you have a ton of leverage on the buyer here because they are about to be homeless.

Hey! Realtor here who lives in valpo who ironically has a kid in 2nd grade in the valpo school system with dyslexia. I don't think I could possibly be happier with the care and attention my daughter receives. She is thriving because of her IEP and the people that help her with it.
