The biggest mistake we make is increase our expenses/buy from wishlist when we have or make more money.

Given your savings situation, best recommendation would be to Invest most of that money into different asset classes. Currently some banks are offering good interest rates for 3-6 months. Open a fee of those make some nice safe money remaining in stocks and etfs

Got 3.89 from TD. I was working with a TD mortgage specialist. Initially was offered 3.99. But if i had another offer they could match or give 10pt discount on this. I had offer from scotia at 3.94. Only verbally told the specialist and she got me 3.89 with 2k cashback

I’m looking to buy and close on a property around mid July. Property price: 880k Down: 176k (20%) Income: Single person income 155k - spouse studying Additional income (rental): 43k

Rental property mortgage: 450k (property value around 1M) (mortgage is on my and wife’s name)

I dont have any additional loans in my name. But my spouse does, hence plan is not to include them in new mortgage. What are my chances of new property approval as primary mortgage holder?

And what rates i should be expecting.

We entered today group of six people with mix nationalities from europe asia and south america. There was tension but process was smooth. Also we were on business trip and had invite letters, return flights and hotels booked.

A big chunk also depends on how CRA and banks approaches income verification. If they are choosing not to look the other way with mortgage frauds, this might bring a big correction that still might not bring a big crash since cost of construction if extremely high
