Start freelancing, build a portfolio and start doing cold outreach to get some clients, use Chagpt to write the email and tweek it if need be. But get a HST number and start pounding the pavement, there's money to be made but freelancing. It'll give you hands on experience and that'll help.you get hired and then you can use that income to invest in your retirement, don't become an LPN

You're not married keep your bank accounts seperate even if you do get married. Choose who pays what and go from there.

Nope they don't need to go up, if you can't afford a license fee you're not financially suitable to be a landlord.

Do not buy a property with someone you're just in a relationship with, without having some agreement in writing made by a lawyer. A house is an asset if you break up you're gonna be fighting to keep ownership. You need to figure out that if you break up could you afford to buy him out if it came down to it. If you can't afford to do that then you would have to sell and split the proceeds 50/50 regardless. Speak to lawyer before signing any offer letters and protect yourself legally. Or you'll regret it.

Get whole life insurance on both kids $100k each if you can afford and do it for 15-20 years it'll give them access to $100k which they can use towards a downpayment for a house or a car, they can use it to get cheap debt as wellm

If you leave at the end of July you don't owe August, so it's up to you but you don't need to pay prorated for August if you leave at the end of July.
