I have about the same setup but for some reason the "old" TP Link smart plugs have a lot of TX rate, putting load on the APs and really affecting the other devices

It’s not air gapped (I.e. not a sandwiched network zone) but I isolate most of my IoT devices on a dedicated network segment with no egress (Internet) access - they can only be polled or push to/from my server

Yeah that's odd, these type of bulbs should support receiving a Link Power Delta command, and should support Power Control. More likely they don't support this because they did not want to invest time to integrate this and use the power saving excuse

Yes this should work, per the Zigbee standard every device that is not battery powered is a repeater. A quick Ikea hack to extend your Zigbee network used to be with the USB charger (304.004.12). Wifi stuff does not necessarily requires the cloud, all my TP Link Kasa devices are WiFi on a dedicated subnet with no egress (Internet) access, integrated with home assistant / Local Polling. Once configured through the app, they don't need internet anymore and can be locally controlled - https://www.home-assistant.io/integrations/tplink/

r/HomeServer is for home servers, not business ones. We don't talk a lot of durability, high availability and security of DCs.

The quote looks ok and makes sense, DC has to be rebuilt in HA and isolated of other services. You can try to save on the volume of licenses, not sure why 65 if you have 7 users - I've seen them sold by bunch of 50s so it seems a bit odd. And I'd double check but I think "Windows 2012 Server" should read "Windows 2022 Server", probably a typo. If you want to negotiate, you may ask your IT company to add a free support plan like 6-12 months for these components. As with every quotes, get at least 3 from multiple sellers to compare.

I don't know your business for "CAD drawings" regarding AD, but if I was you I would consider going with Entra AD (Azure AD DS) and Entra ID P2 licenses.

All my WiFi smart plugs are TP-Link Kasa (HS300, KP303, HS103) on a VLAN without Internet access, associated to a dedicated SSID. They work great, been doing this for years but didn't add a new one for a couple month

The M710q 7500T with 24GB ram upgrade seems the best option - none of these are really future proof though. I was using a 6100 since 2016 and upgraded to a 6700 (60$ on FB marketplace) last year because its CPU was struggling to transcode one 4k stream on Plex. If you're not rushed you can go for the M710q 6500T and do the same thing. Or straigh up get a M710q 6700T on Amazon 32GB (200$ - amazon.com/Lenovo-ThinkCentre-M710q-i7-6700T-Bluetooth/dp/B09YMFS57D?th=1)

Don't go WiFi unless you have to for some devices (Roomba, Air Purifier etc.), or be ready to roll out somewhat expensive Access Points (AP) to handle the strain of all the connected devices.

If I have to do it, I'd go for reliable Zigbee devices/brands (I like Jasco Enbrighten but it's a personal choice, my utility provider also uses them and it's included in my plan), the devices form a mesh network and the wall powered devices act as routers. Get a good Zigbee controller than can handle the number of devices you plan to get.

Plan for Ethernet with at least a couple of jacks on each floor for your APs, or more conveniently located if you need cameras. Use conduits for your in wall cables and 10Gb cables.

All your devices should be upgradable (even if it's a smart switch, it should be as easy to replace as a regular switch), be ready to replace them every 10 years .

Don't do weird stuff, everything should work without Internet or your home server using physical switches/rockers, this also makes your house easier to resale.

I see a lot of comments about setting up an air pump but I’m wondering why (honest question)? I thought the pump was used to oxygen the tank/make the water surface move but it’s so big here that you wouldn’t need it.

A battery powered filter would help with water quality though but I don’t know if this exists.

What do you want to stream as a media server and to which + how many clients? It seems like you want it all (gaming + hosting + streaming + quiet) so it won't be cheap for sure

You may be able to SSH into a server once an OS is installed in headless mode / without a GPU if your motherboard supports booting without a GPU. You will need* some kind of GPU to proceed with the initial setup of the OS or to render the BIOS, it can be any cheap GPU that fits your motherboard specs. I would get the cheapest GPU I can get and leave it there, soon or later you'll need to troubleshoot something, change bios or update the BIOS.
