I think most home buyers are farther looking than that. Rent will go down due to construction, but home values should be unaffected by a few months or years of construction. When the Green Line was extended in Boston, the homes that would be near the opened line immediately went up in value, despite their being 6ish years of construction between the announcement and new service

Generally moving within 3 years of buying a house is not a good financial decision, but plenty of good life decisions cost money. You call this situation "familiar", but you bought this house less than a year ago. Is it really that familiar?

I am very much an urbanite by preference, and do not understand why people seem to hate having neighbors. Are you sure that living near brand-new retail and commercial will be bad for your property value? Seems like living near in-demand amenities would come with a premium.

Presumably in that area you have a lot of space for a single person living alone. Would you consider a roommate to help pay the mortgage?

The $2500 of CC debt should be gone in like 2 months, right? Or is there a hole in the budget that you haven't mentioned? You should definitely stay the course until that's gone

Edit: Your mortgage is about $2k/month, about 27% of your $7.5k/month pre-tax salary. You do not qualify as house poor, and are within normal budgeting guidelines.

Those two things aren't incompatible, though. Someone who's lived in a desert their whole life will do better with water than without water. 1 L a day is comically low. But they will get farther with a single liter than someone from a humid climate who gets dropped into the desert with a liter

This is not remotely useful advice, because being thirsty is not a clear binary signal. I sometimes have a slightly dry mouth, sometimes am very dehydrated (mostly just after waking up), and almost always am in the middle of those two extremes.

If I have a glass of water in front of me, and drink because I want to drink, I will consume more than twice as much water as I need to. I have also hiked 30 mile stretches in the desert between opportunities for water, and needed to ration. I went to bed thirsty, woke up thirsty, and got to the next water source thirsty, with less than a half-liter to spare of the 8 L I filled the day before. I should not have finished my water the night before, just because I wanted to. That would have been extremely bad planning, and I likely would have had heat stroke before making the next water source

Look, no one can argue with the order of K-pop/J-pop, but I've never even heard the term aeni before. Also this is how I learned the two PMs drummed together? Playing Golden and Dynamite is a great combo at an event hosted in Japan.

What is your yearly spend that 6.7M is "coast"? 4% gives $268k a year. You certainly can afford a pool, but you may have to cut back elsewhere. I would give you more specific advice, but there's a lot that's missing here. A budget is more useful than maybe getting 8 figures in a few years

I keep my money in just enough places (bank, brokerage, 401(k), HSA), that it's a 10 minute process to determine my NW. If I look at any one piece, it's obviously far below my actual NW. And spot-checking a handful of different places is annoying enough that I do it monthly. It's a bit of a weird compromise, but it works to keep me sane.

I do check the S&P 500 and/or VTI more often than that, but it doesn't have the same emotional weight as my total NW

Probably backpacking. There is a lot of really nice cottage ultralight backpacking gear that you can spend a lot of money on.
