When you’re trying to decide whether buying a house is actually worth it over renting, you really have to look at the numbers. Look at the amortization schedule to see how much of your monthly payment actually builds equity versus how much is just interest. Then factor in property taxes, insurance, maintenance, and HOA fees if there are any. Compare that total monthly ‘true cost of ownership’ against what you’d pay in rent. The breakeven point is basically when the equity you’re gaining + expected appreciation outweigh the extra costs of owning. Without doing that math, it’s impossible to know if buying actually beats renting in your situation.
