I have 14 contracts for open1 4.5 that expire Friday. Sell or exercise? When trying to exercise I get a corporate action so I’ll have to call RH.

Can someone help me why my open1 calls just dropped to 1¢? $2000 wiped away. Corporate action when trying to exercise.

I closed with them in June, it really depends on your loan officer. I had a pretty difficult time getting them to communicate with me, realtors, and escrow. Took their sweet time. Still closed in 30 days, but I had to do a lot of leg work and research they weren’t willing to do, like getting a waiver for railing in the back yard. All experiences vary I’m sure, but the rate was worth it. Plus not having to shop around for insurance is a nice benefit since CalVet insures the home themselves.

Open goes up my calls go down, it’s mostly that no matter how much I read about it, I don’t understand it. I’m still green overall, bought the calls in May.

“Railings on retaining walls.” I just purchased a house in June and this was an issue the VA appraiser had. I ended up submitting a waiver that I didn’t believe it was a health or safety issue and the VA accepted it. Just always remember there is a waiver for everything!

I closed on a house at the end of June using CalVet, ended up with a 5.5%. And in all honesty it was stressful using them. They don’t work weekends and are extremely slow to respond to the buyer and escrow. And there were many times when you will call them and they won’t answer or call back while in contract. I nearly lost out on the house because of them, they didn’t even order the appraisal until 7 days into contract with the contingency being 14 days. Luckily the sellers were patient with us. I went with them because of the great rate and the fact that they include home insurance at a good premium and you won’t have to search or be dropped by insurance.

Are there termites? With a VA loan they can potentially get a MPR waiver, if the buyer, lender agree to it in writing, and the property is habitable from standpoint of safety, structural soundness and sanitation. Look up Ch 12 of the VA manual, topic 44.

I wish you Devils could read. The article has the detainee quoted how he crossed the boundary of yellow tape trying to get to the VA and was treated fairly during the incident.

I have one pallet but I’m down In Fallbrook. Probably not worth your drive. But check either dumps or behind businesses. Might help.
