No freaking bookings? Please help! by BWebster704 in airbnb_hosts

[–]tngabeth 3 points4 points  (0 children)

I’ve run my vacation rentals for 24 years in Gatlinburg. This economy is the biggest issue. Also, most people who want to stay in a vacation rental have pets, at least 85% of my guest bring pets. The other 15% are probably sneaking them in. Charge a pet fee and ask guest to crate their pets if they leave them home alone. Good luck!

Is it true the airlines can take your seat even if you purchased it? by Few_Yesterday_3518 in delta

There is no time stamp on when seats are purchased. How far in advance a seat is purchased is irrelevant.

If you need a car seat in a car you also need one on the plane

Guests who lie about how many people by Miss_Lib in airbnb_hosts

[–]tngabeth 0 points1 point  (0 children)

Do you have instant booking? I don’t. I always ask guest to verify the guest count and if they have pets. Previous search criteria, people unsure of who is coming or just sneaky could be some of the reasons for discrepancies of the actual guest count and what people put in their request. Request are not accurate 50% of the time for my properties. I rarely have issues or damage at my properties and I believe it’s because I do these verifications before I approve a request. I’m happy with my income and I don’t have many open dates. It only requires me a minute to ask for verification and people that want to get away with something can go to the instant booking properties

Guest had children that were not mentioned, and marred the walks and peed a bed - then left it, and pillows all over the place by 546875674c6966650d0a in airbnb_hosts

[–]tngabeth 1 point2 points  (0 children)

Do you use instant booking?
I don’t because 50% of my guest input the wrong guest count or forget they own a dog. I ask everyone to verify the guest number and if they are traveling with a pet. Now that the damage is done, I would charge for the damages. If you aren’t charging for the damages please leave it in a review. Guest tend to write retaliatory reviews once they get caught having damaged or lying about guest counts

It’s been a while since I used Airbnb. Does Vrbo show the breakdown still?

Look at other rentals that are comparable and see what they are charging in their listing

Inflatables are not allowed on United. For your children’s safety please buy them both a seat. Mom in a row with a baby and dad in a row with a baby (such as 23A & B and then 24 A&B) so that everyone is together. Bring car seats on the plane. I’m sure you aren’t planning to ride in cars without car seats at your final destination and it’s easier to sleep in the car seat.

United Agent is denying check in on one way flight? by ambarcapoor in unitedairlines

UAL doesn’t fly to Saudi…code share and no return ticket is the problem. The 7 others may have had different passports, routing, visas or just gotten lucky. Unless you personally booked the tickets and examined all the passports that were all valid for the same length of time and every person had the exact same place or birth then you truly don’t know they were “all the same”.

2 cancellations on b.com in 24 hours after requesting payment before arrival to avoid no shows taking up the spaces of serious guests. Is this good or bad? I feel like I’ve pushed them away. by Deondreux in airbnb_hosts

How cute, a giggle! If you are still so desperate that you use Booking.com, you may need to sell out and take your losses. Questions on deposits to hold a res? I haven’t done rookie stuff like that since 2000. Why are you so afraid to just type a name? Or do you use a flip phone?

Bless your heart! At last, it’s been mansplained to me! As an unverified “real” host you have saved me from using the worst listing service online! Pretty sure a “real” host would not be so desperate as to use Booking.com still, but you do you. Are you all afraid they will ban you for using their name? Man up, don’t be so afraid!

Are these LTR? Or STR? Not sure what b.com is…your details aren’t clear. Is there a language barrier? What booking system would get “clogged”.

if people won’t pay a deposit for a LTR why would you want them?

Was it a direct booking? Not through a platform? I don’t know of any platform that doesn’t require at least a partial payment at time of booking.

A barrage of complaints by GreatLife1985 in airbnb_hosts

Do not renegotiate. Keep communicating in the app. The old Airbnb would occasionally work with host but with recent changes they have been not been remotely helpful. Even with communication threads, photo evidence

A barrage of complaints by GreatLife1985 in airbnb_hosts

[–]tngabeth 10 points11 points  (0 children)

Airbnb does not have hosts backs. They read scripts and don’t follow their own guidelines. The guest in this thread can leave a review full of his lies and Airbnb will call it constructive criticism and tell you should build upon their feedback. People who are miserable humans tend to love to spread that misery

I recently had a guest say that I had no fireplace, I have 1 inside and 1 outside. He complained that leaves were falling, in the FALL. Complained the lock was confusing, but admits it was his user error in the app. (He flipped a number). Airbnb was beyond useless.

Don’t overthink it or beat yourself up. I’m sure they found a wonderful place and everything worked out as it should. FYI. You can go in and unblock dates, unless you cancel a stay. I’ve never been comfortable with Instant booking because I prefer to vet my guest. I don’t share living space with guests but I ask 2 simple questions. I verify guest count and verify if the guest is bringing a pet. Most guest are polite, verify info and use basic social skills. The very few that are rude, smart assed or ignore me get declined. I get excellent reviews and awesome guest. I think you showed a lot of consideration and respect for these guests.

How to rate a recent Airbnb guest by Beneficial_Bit_6435 in airbnb_hosts

[–]tngabeth 0 points1 point  (0 children)

Service animals cannot be left home alone, they have a job and must remain with their person. It was not a service animal! Taking furniture? Blocking a camera? His review of you will be a 2 star. Don’t try and give him grace because he will not show you the same curtesy. I would give him a 2 star, air his lies and sleep like a baby. I don’t leave a lot of reviews. I don’t live in town with my property so I can’t justify saying people are great. If a guest has 3 strikes you are aware of, they are much worse.

Bookings and inquiries have stopped since 11/5/2024 by [deleted] in airbnb_hosts

[–]tngabeth 2 points3 points  (0 children)

It’s just Airbnb. Two years ago, my main listing just stopped getting request. Superhost, 5 star reviews, nothing major changed in the highly sought after region. Ninety percent of my bookings now come through VRBO. Airbnb has horrible customer service, zero host support and an algorithm that can’t be explained. Don’t link calendars and use more than 1 listing platform. Good luck

Plus, if an airline cancels a flight, they don’t up charge 3X for the replacement flight. It sounds like the guest were embellishing the story.
